SUMMARY: The revised development package was submitted for the proposed TMC Hospital redevelopment improvements. This revision includes the proposed Phase 3 delineation and pedestrian bridge ramp access revision. The Grading Permit T09BU01354 was issued with conditions to the permit. A recent meeting was held on 23AUG10. Engineering Division of Planning & Development Services Department has received and reviewed the revised Development Package including plan sheets, traffic plan, and response letter. Engineering Division does not recommend approval of the Development Package until the remaining comment is addressed.

LANDSCAPE PLAN COMMENT:
1) It does not appear that the following comment was addressed. No repose was provided for this item. Please revise plans, submit geotechnical addenda, and provide response to the following comment: Sheet 123 still shows quite a few plantings proposed adjacent to the new Pediatrics building and near / crossing underground electrical lines. Per Geotechnical Engineering Report, planters and landscaping is not advised adjacent to or near building structures. Either relocate landscaping adjacent to buildings or show compliance to geotechnical recommendations on page 11, section 6.7. This would include adding notes, revising irrigation lines, and revising notes to landscape sheets per all geotechnical report recommendations. Specifically, remove, place non-irrigated xeriscape, or provide additional detail for compliance with geotechnical recommendation for sealed planters. Also, provide acceptance addendum by geotechnical engineer for new sealed planter detail as well as details 6 and 11 on sheet 133 and note 18 on sheet 135. Additional notes may need to be added to sheet 133.

Dear Kim:

The above referenced development plan has been CONDITIONALLY APPROVED by the Community Design Review Committee. Once the necessary corrections are made per Engineering, please submit the following documents for sign-off.

1 Rolled blue line COMPLETE SET of the affected sheets of the Development Package, Landscape Plan, and the Native Plant Preservation Plan (if part of the original submittal). Please include applicable sheets from any other concurrent reviews.

1 CD that contains all of the drainage/hydrology and other reports submitted for the review and approval of this plan.

Additional black line copies will be made from the complete set and distributed to various review agencies for their files. These copies will be ordered from the City's contracted print company and billed to you unless you already have an account at another printing company. Please let us know which printing company you would prefer to use and list them on your attached transmittal form when submitting your plans to the CDRC office for sign-off approval.

Plans will not be signed and released until the CDRC office has been notified by PC Addressing that all fees for this plan have been paid. The CDRC office will need this confirmation in writing

PLEASE HAVE THE CITY OF TUCSON APPROVAL STAMP PLACED ON EACH SHEET OF THE SUBMITTAL SET, PREFERABLY IN THE LOWER RIGHT HAND CORNER NEAR THE TITLE BLOCK. THE STAMP IS LOCATED AT http://www.tucsonaz.gov/dsd/CDRC___Rezoning/CDRC/CDRC_Stamp/cdrc_stamp.html BLUELINE SETS THAT DO NOT HAVE THE STAMP WILL BE RETURNED FOR CORRECTION.

1) Sheet 123 needs to be revised to be in conformance to the geotechnical report. Revise planview and/or add notes to clarify that irrigation lines are not to be set next to the building and to conform to addendum #2 (WT Job No.2929JH059) from Western Technologies dated December 2, 2009 ( Justin Heinecke, P.E., R. G. 12-2-09). Per Geotechnical Engineering Report, planters and landscaping is not advised adjacent to or near building structures. Add 5 bullets from geotechnical recommendations from this addendum to this sheet and/or redraw irrigation line so that it is on the other side of the small shallow rooted plants, showing minimum distance between proposed building and landscaped plantings.
