Please revise development plan, landscape plan to comply with rezoning condition 6 of rezoning case C9-03-05, amended September 20, 2008. Rezoning condition number 6 requires canopy trees located within the rezoning boundary to be planted every 20 to 30 feet and averaging not less than every 25 feet. Trees in this border shall be of the species that will grow to a height of 30 feet in five years. 2. Please revise development plan to comply with rezoning condition 8 of rezoning case C9-03-05, amended September 20, 2008. Rezoning condition number 8 requires all outdoor lighting, pole or wall mounted to be directed down and away from residential parcels and be as low in elevation as possible. All outdoor lighting, pole or wall mounted; within two hundred (200) feet of the west property line shall be no higher than 17 feet, measured to the light source. The proposed development plan does not identify location or identify height of existing and of proposed outdoor lighting along the full western edge of the site, at a depth of 200 feet. 3. Please revise development plan, landscape plan to comply with rezoning condition 9 of rezoning case C9-03-05, amended September 20, 2008. Rezoning condition number 9 requires the four existing native mesquite trees, as identified on exhibit-2 of the Environmental Resource Report to be salvaged and transplanted on-site with a drip irrigation system. The landscape plan shall identify the four (4) native mesquites in the landscape matrix and on site location landscape map. The submitted/proposed landscape plan does not address the specific native mesquite trees identified on the ERR, Exhibit-2, by Novak Environmental, Inc. The trees are the four most easterly trees located within the xeroriparian mix area being graded for the expanded parking lot. Please identify these four trees in an aerial Native Plant Preservation, PPO plan and its associated matrix. Also identify the location of each of these four trees in the proposed landscape plan and identify as transplanted native mesquite trees. The April 29, 2003 aerial provided by Novak Environmental Inc, differs from the August 13, 2009 aerial provide by Cardno WRG, as it relates to grubbed/graded areas. If additional grading/grubbing has occurred within the rezoning boundary without approval, and subsequent trees called out by rezoning condition number 9 for transplanting on-site have be damaged or destroyed, then the Native Plant Preservation Plan shall also include mitigation measures to address this issue. 4. As per rezoning condition number 10, please include in the development plan submittal the required agreement between the applicant and the City to convey land either to the City or County to accommodate the Pantano Wash Trail Corridor. |

It appears that the ponding depth at SDMH-2 will be more than 0.5'. Determine the depth and show the 100- year ponding limits, water surface elevation and depth on the drainage exhibits. 2. Propose an erosion control structure downstream of the check dam. Provide the design calculations and show the structure, its material, elevations and dimensions on the drainage exhibit.. 3. Show and call out the proposed drainage structures on the drainage exhibits (i.e. the channel between the concrete outfall and the drop structure, swales 30 and 40). 4. Clarify what the check dam outfall worksheet is calculating. Provide a detail if necessary. 5. Provide sizing calculations for the proposed curb openings. 6. Water harvesting techniques shall be incorporated into the development by conveying surface flow and rooftop drainage to designated water harvesting areas.
