DEVELOPMENT PLAN COMMENTS: 1) DS Sec.3-01.5.3: For frontage area, address the following comments: a) Assure that any existing signs are labeled and shown on plans and that the signs are not in conflict with existing and proposed SVT's. b) Show curb return geometrics for entrances on Future Development Plan. c) From previous discussions with the consultant, provide a copy of discussions with ADOT for entrance driveway aprons as opposed to curb return scenario. Resubmittal is required. Submit response letter, copies of the cross access easement documentation, revised landscape sheet / revised Development Plan and response letter. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is 07/13/10. 2. DS 2-05.2.4.D.3 The landscape border along the east side of the property is partially located within the future right of way on the future site plan. Provide documentation from DOT allowing the landscape border in the future right of way. A copy of the required MS&R covenant can be obtained here at DSD. Recording docket and information for the covenant is required to be placed on the future site plan. Provide as a note stating that any changes to this site as a result of the future widening will be done at no expense to the City of Tucson. 3. DS 2-05.2.4.K Per DS 2-08.3.1 A pedestrian circulation path is required to connect to the trash enclosure. 4. DS 2-05.2.4.D Per LUC Sec. 3.3.7.2 The minimum width of a PAAL adjacent to 90 degree parking spaces is 24'. The PAAL adjacent to the parking spaces along the north side of the building does not meet this requirement. On the future site plan indicate the width of the PAAL along the east side of the building. Minimum width of a one-way PAAL is 12' 5. DS 2-05.2.4.K A minimum 5' pedestrian refuge is required between a building and a PAAL. The area along the north side of the building is indicated as 4.9'. Revise.
