The Zoning Review Section conditionally approves the development plan for this project, subject to the following changes on the sign-off copies. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised development plan to verify that those changes do not affect any zoning requirements. 2. D.S. 2-05.2.3.B If applicable all easements shall be drawn on the plan. The recordation information, location, width, and purpose of all easements on site will be stated. 3. D.S. 2-05.2.3.C Based on the existing "60' ½" right-of-way (ROW) shown on the plan and a "FUTURE TAPERED R.O.W." there appears to be a dedication of ROW that includes taking back ROW along the taper. Please clarify what is proposed. If dedication is planned the dedication must be approved prior to approval of the development plan. 4. D.S. 2-05.2.4.A The proposed lot split/combination will need to be processed and approved by the City of Tucson prior to approval of the development plan. 5. Hydrologic Data Sheets are showing 2.71 for (60-rain) per COT data standard of 3.0 should be utilized (table 4.3) OR provide supporting information for rainfall aerial map. ** Use of Manning Value = 0.013 (p. 8) and Drainage Manual shows pavement value to be used in model as 0.020 (8.06). 3. There is a concern that the floodplain limits are not properly indicated on Development Plan. 4. HEC-RAS Section Map (Figure 2). Explain the proposed Water Surface Elevation decrease with encroachment for section 1700. Assure no adverse impact south of 1st Street. 5. It is imperative that Floodplain Limits are accurately depicted for future buildings to be accepted. 6.
