This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. Obtain a letter from the PCRWRD's Development Services Section, written within the past 90 days, stating that treatment and conveyance system capacity for the project is available in the downstream public sewerage system and provide a copy of that letter to this office. | 07/15/2009 | ROGER HOWLETT | COT NON-DSD | URBAN PLANNING & DESIGN | Approved | PLANNING & DEVELOPMENT SERVICES COMMENTS - CDRC Land Use Plan Compliance D09-0021, Bear Canyon: Core Review Submittal # 1 Comments due: 7/30/09 Items Reviewed: " Development Plan (DP) " Annexation zoning ordinance # 6090 Comments: This revised development plan is for a 217 square-foot building addition to an existing restaurant in the shopping center. A 3800-square foot patio will also be added. The applicant sent a copy of the plans to the president of the Bear Canyon Neighborhood Association (BCNA), Ms. Lori Oien. Ms. Oien then called CDRC staff to discuss it. CDRC staff told her they are proposing a small addition to an existing use. The president of the BCNA seemed satisfied. It is staff's opinion that this satisfies the neighborhood notification requirement found in the Bear Canyon Neighborhood Plan. The plans are approved. A resubmittal is not required. | 07/30/2009 | TERRY STEVENS | ZONING | REVIEW | Denied | CDRC TRANSMITTAL TO: Development Services Department Plans Coordination Office FROM: Terry Stevens Lead Planner PROJECT: D09-0021 Bear Canyon Development Plan TRANSMITTAL: 07/30/2009 DUE DATE: 07/30/09 COMMENTS: 1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is 07/01/10. 2. This vehicular use area for the entire shopping center appears to have been reconfigured. Provide the last approved plan which indicates the reconfiguration has been approved by the City of Tucson. 3. DS 2-05.2.2.B.2 Case number, D09-0021 has been assigned to this development plan (DP). Please place this number in the right corner of all sheets of the development plan, landscape plan, NPPO, and any other associated sheets. 4. DS 2-05.2.4.P: Revise the Development Plan and Detail 2/DP1 to label the minimum 2.5-foot overhang from the face of the wheel stop to the clear 4-foot pedestrian path and/or landscape areas. The current dimension of 3-feet does not provide the minimum parking space dimension of 15.5 feet. 5. DS 2-05.2.4.Q On Detail 4/DP1 clearly indicate the required 3' distance from the bicycle rack to the "wall or obstacle". Clearly indicate the required 5' access aisle for the class one bicycle parking spaces. Possible conflict with the trash container locations. 6. DS 2-05.2.4.O The required loading zone for this use per LUC Sec. 3.4.5.3 is a 12 X 35 not a 10 X 18 as indicated. Revise the development plan. Revise the Loading calculations on sheet DP-1. The square footage includes the patio area thus the total is 4677 S. F. which then requires the 12 X35 loading zone. 7. DS 2-05.2.4.V Please indicate the location and type of postal service to assure there are no conflicts with other requirements. If mail is to be delivered to an area within a building please state so on the plan.
