The Zoning Review Section approves the development plan for this project, subject to the following changes on the sign-off copies. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised development plan to verify that those changes do not affect any zoning requirements. 2. Per discussions on Tuesday September 01, 2009 a letter from Pima County Waste Water will need to be provided prior to approval of the development package. D.S. 2-01.3.8.B There is a Public Drainage and a 20' Sewer easement shown on the Final Plat, Bk. 44 Pg. 62. Show these easements on the development plan. The proposed building appears to be over the 20' sewer easement. This easement will need to be abandoned prior to approval of the development plan. 3. D.S. 2-01.3.8.B The new access and parking easement will need to be recorded prior to approval of the development plan. 4. Once the necessary corrections are made per Zoning and Wastewater, please submit the following documents for sign-off. 1 Double Matte right-reading Océ or Photo Mylar of the COMPLETE SET of the Development Package. AND 1 Double Matte right-reading Océ or Photo Mylar of the Development Package. The extra Double Matte right-reading Océ or Photo Mylar that you submit will be delivered to Pima County for permanent recording. Additional black line copies will be made from the complete mylar set and distributed to various review agencies for their files. Plan – 3rd Submittal D09-0013 The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Regional Wastewater Reclamation Department (PCRWRD).This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. Sheet 4: The abandoned line running under the existing building is not a private line, mark the line as abandoned public line and show the construction plan #. Sheet 15: Show the portion of sewer to be abandoned and include a note which calls out for the proper removal of manhole and sewer line. Sheet 15: The public sewer easement Dkt 9399 Pg 62 does not need to be vacated. Show the portion of this easement to be vacated by separate instrument. Sheet 15: Show the rim and invert elevations for all of the proposed public manholes on plan. Also show the length, slope and size of the proposed public sewer on plan. This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents. Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the development plan. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet. The next submittal of this project will be the fourth(4th) submittal. A check for the review fee of this submittal in the amount of $78.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter. If the number of sheets changes, please adjust the review fee accordingly. |
