1. The Zoning Review Section approves the development plan and grading plan for this project, subject to the following changes on the sign-off copies. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised development plan to verify that those changes do not affect any zoning requirements.

2. DS 2-01.3.8.B The indicated easements that are to be abandoned or vacated by separate instruments, are to be abandoned or vacated prior to approval of this plan. Provide recording docket and page information of the abandonment on the site plan for each easement.

3. This site contains four (4) separate tax parcels therefore you will need to show how the parcels can work as stand alone parcels if sold separately or provide a Pima County Tax Parcel Combo and a recorded covenant regarding development and use of real property. Provide copies of the documents at the next submittal for review.

4. DS 2-01.3.9.W The indicated billboard does not appear to be located within the indicated easement. A new easement may be required to be recorded or relocation of the billboard.

The subject submittal has been reviewed. The Development Plan Package submittal can not be approved at this time. Address the following comments before review can continue. Prepare a detailed response that explains the revisions that were made and references the exact location on the Development Plan Grading Plan and SWPPP, where the revisions were made:

DRAINAGE REPORT:

1. Provide offsite runoff HEC RAS analysis for pre and post development conditions. Address the impact of the offsite runoff on the subject development and the impact of the development on the runoff (check for encroachment). Revise the report and all applicable drainage exhibits accordingly.

DEVELOPMENT PACKAGE:

1. Revise the Development Package in accordance with the Drainage Report revisions.
