SUMMARY: A revised package was submitted to mitigate impacts from the existing commercial development and assure Wash Depot and Joel's Pottery Barn are in compliance with applicable City of Tucson requirements. The package included a Development Plan, Drainage Statement, and response letter.

CONDITIONS OF APPROVAL:
1) DS Sec.2-05.2.4.R, DS Sec.3-01.5.1.A.1: It is unclear how this comment was addressed; please revise detail and provide sheet / location where this comment was addressed in response letter. For the following comment the response letter stated that general note 9 of the landscape plan addressed this comment. Please clarify. Detail 11 on sheet L-3 does not match the 6-ft requirement for clearance beneath tree branches. Other than trees as noted below, plant materials located within existing and future sight visibility triangles shall be limited to ground cover or low-growing vegetation of a species that will not grow higher than thirty inches. Trees may be located within existing and future sight visibility triangles only if clear of leaves and branches to a height of at least six feet above grade upon installation, and at all times thereafter. The trunk caliper of any species selected may not exceed twelve inches in diameter at maturity. Trees with multiple trunks are not allowed. Trees may not be planted in a line that could result in a solid wall effect as viewed from the motorist's perspective.

The above referenced development plan has been CONDITIONALLY APPROVED by the Community Design Review Committee. Once the necessary corrections are made, please submit the following documents for sign-off.

1 Rolled blue line COMPLETE SET of the Development Plan, Landscape Plan, and the Native Plant Preservation Plan (if part of the original submittal). Please include applicable sheets from any other concurrent reviews.

1 CD that contains all of the drainage/hydrology and other reports submitted for the review and approval of this plan.

Additional black line copies will be made from the complete set and distributed to various review agencies for their files. These copies will be ordered from the City's contracted print company and billed to you unless you already have an account at another printing company. Please let us know which printing company you would prefer to use and list them on your attached transmittal form when submitting your mylars to the CDRC office for sign-off approval. The printing company will deliver the original rolled blue line to your office. If you are out of town you will need to contact the printing company for pick up or mailing arrangement options.

Plans will not be signed and released until the CDRC office has been notified by PC Addressing that all fees for this plan have been paid. The CDRC office will need this confirmation in writing

PLEASE HAVE THE CITY OF TUCSON APPROVAL STAMP PLACED ON EACH SHEET OF THE SUBMITTAL SET, PREFERABLY IN THE LOWER RIGHT HAND CORNER NEAR THE TITLE BLOCK. THE STAMP IS LOCATED AT http://www.tucsonaz.gov/dsd/CDRC___Rezoning/CDRC/CDRC_Stamp/cdrc_stamp.html.
BLUELINE SETS THAT DO NOT HAVE THE STAMP WILL BE RETURNED FOR CORRECTION.
