Plan – 2nd Submittal D08-054 The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. Sheet 1: General Note #32 should have a number other then zero for the existing FUE on this project. Sheet 3: Show where the existing private line south of the new building comes from and does this line serve the existing building? Or does the private line coming from MH #8390-02 serve the existing building. Please clarify. This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents. Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the development plan. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet. The next submittal of this project will be the third(3rd) submittal. A check for the review fee of this submittal in the amount of $78.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter. Per Planning Area Implementation - Gateway Centre PAD Design Guidelines [2.c.(4)], the design of light fixtures and their structural support shall be architecturally compatible with the surrounding buildings. Lighting should provide uniform illumination and accent illumination is recommended at key points such as entrances, exits, loading zones and drives. Please provide additional lighting on the second entrance to the east along Rosewood Street and along the east side parking area. Please provide a detail that illustrates architectural compatibility with the building and surrounding area. 2. Per Planning Area Implementation - Gateway Centre PAD Design Guidelines [2.c.(5)], plans for signs shall be reviewed as part of the architectural and design controls to ensure aesthetic treatment and compatibility with other development areas and the surrounding neighborhood. Please indicate on Development Plan location of all free-standing signs and provide a detail that illustrates sign (s) is compatible with the building and surrounding area. 3. Per Planning Area Implementation - Gateway Centre PAD Design Guidelines [2.c.(6)], materials, colors and general style shall be integrated through each development site to achieve continuity of design. Please re-submit color-building elevations that show more architectural detail along all four-sides of the building and that illustrates compliance with this requirement. Please label the elevations to indicate what side of the building is being shown. 4. Per Standards for Gateway Centre PAD - Development Area 1.c.(4), maximum building height not to exceed 30 feet within 100 feet of Kolb Road right-of-way. Although the new medical building structure is identified as having a 30-foot maximum building height the 100 feet setback from the Kolb Road right-of-way is not identified. Please identify the area within 100 feet of the Kolb Road right-of-way; and insert a keynote to the development plan stating proposed building is within the 100-foot, right-of-way, and building height shall not exceed 30 feet. |
