COMMENTS:

1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is 10/21/09.

2. DS 2-05.2.3.B & DS 2-05.2.4.G Please draw all existing easements on the plan along with recordation information, location, width, and purpose. If an easement is no longer in use and scheduled to be vacated or has been abandoned, so indicate.

Keynote #8: Per lot split S06-261 a 24'access easement is in place 24' west of the property line dividing the two properties, provide recording (docket and page) information for the abandonment of this easement.

Provide recording information for the cross access agreement with the property to the west. Provide a copy of the agreement for review.

Key note #9, provide docket and page information for the new ingress/egress easement.

3. DS 2-05.2.4.A This site contains two (2) separate parcels therefore you will need to show how the parcels can work as stand alone parcels if sold separately by providing a cross access agreement for pedestrian use, vehicular use, drainage and possibly for the trash enclosure (see engineering comments). Provide a copy of this agreement for review and provide as a note the recording docket and page information for this agreement.


4. DS 2-05.2.4.I The indicated 24' building setback for the street perimeter yard is incorrect. This project qualifies for developed area setbacks. See LUC. Sec. 6.2.4 for definitions of developed areas and developing areas.

Per LUC Sec. 3.2.6.5.A the required street perimeter yard setback is 20' or 1 ½ times the height of the proposed wall which ever is greater. The wall height indicated to top of parapet is 20' the required setback from the front property line would be 30'-0". Revise plans or an application for a Design Development Option will be required to be approved prior to approval of this development plan.

5. DS 2-05.2.4.K This project is considered as one site in conjunction with the properties located to the east and west. Provide an accessible pedestrian circulation path connecting the three buildings.

The crosswalk for the existing building where adjacent to the parking space at the north end is required to be a physically separated concrete sidewalk with a handicap ramp at the south end of the sidewalk where the sidewalk meets the crosswalk.

Clearly indicate the location of the handicap ramps at the relocated handicap access aisles for the existing building. Per the aerial photographs these are new handicap parking spaces, indicate as such.

The provided aerial photo showing pedestrian circulation to the west property does not meet the requirements of DS 2-08.3.1. All areas within the development must be connected without the pedestrian circulation path being located within the right of way.

6. DS 2-05.2.4.P Per the last approved development for the existing building wheel stops where provided at all parking spaces for the existing building to prevent limiting the sidewalk to less than 4' width and the overhanging landscape areas along the south property line. Clearly indicate the location of all wheel stops for the parking spaces at the existing building..

Provide a standard parking space detail with the location of the wheel stops clearly indicating the required 2'-6" setback from the front of the parking space.

10. DS 2-05.2.4.Q Bicycle parking provided on the DP does not appear meet the requirements of revised DS (Development Standard) 2-09. Per DS 2-09.4.1 Class 2 bicycle parking facilities will be located no more than fifty (50) feet from the main building entrance(s) and will be along the front side of the building as well as along other sides of the building that has an entrance. Provide the location of the main entrance for the proposed structure.

The drawings for the proposed Final Plat for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Regional Wastewater Reclamation Department (PCRWRD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


The PDEQ and the PCRWRD hereby approve the above referenced submittal of the Development Plan as received by us on January 20, 2008.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality Department.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating, or engaging in any activity which may cause or contribute to air pollution.

1. Revise the keynotes so the details are correctly called out. Where standard details are referenced such as in keynote 1, indicate the specific type intended.
2. The curb ramps indicated by keynote 19 do not match the referenced standard detail. Provide a detail on the plan sheet showing the modification.
3. Provide copies of recorded joint use and maintenance agreements for the shared use of the solid waste container and the drainage and water harvesting basins. Include recordation data as well.
02/11/2009 ANDY VERA ENV SVCS REVIEW Denied 1. This DP shows two seperate parcels. Each parcel must demonstrate its own abilty for on site solid waste disposal in the event they are sold separately.

The above referenced development plan has been CONDITIONALLY APPROVED by the Community Design Review Committee. Once the necessary corrections are made per the on-line comments, please submit the following documents for sign-off.

1 Rolled blueline COMPLETE SET of the Development Plan, Landscape Plan, and the Native Plant Preservation Plan (if part of the original submittal). Please include applicable sheets from any other concurrent reviews.
AND
1 Rolled blueline set of the Development Plan.
AND
1 CD that contains all of the drainage/hydrology and other reports submitted for the review and approval of this plan.

The extra rolled blueline set that you submit will be delivered to Pima County for permanent recording. Additional blackline copies will be made from the complete set and distributed to various review agencies for their files. These copies will be ordered from the City's contracted print company and billed to you unless you already have an account at another printing company. Please let us know which printing company you would prefer to use and list them on your attached transmittal form when submitting your mylars to the CDRC office for sign-off approval. Your printing company will deliver the rolled bluelines copies to your office. If you are out of town you will need to contact the printing company for pick up or mailing arrangement options.

PLEASE HAVE THE CITY OF TUCSON APPROVAL STAMP PLACED ON EACH SHEET OF THE SUBMITTAL SET, PREFERABLY IN THE LOWER RIGHT HAND CORNER NEAR THE TITLE BLOCK.
