COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is October 15, 2009.

2. Zoning acknowledges that a lot combo is required. Provide documentation that shows that the lot split, the 46.96 feet of lot 9, was approved by The City of Tucson. The lot combo and split will need to be approved prior to approval of the development plan. D.S. 2-05.2.4.A It appears that some type of lot split is proposed. Sheets C1.1 and C1.3 appear to show forty seven (47) of parcel 140-29-202A as part of this project, please clarify. If a lot split is proposed it must be processed and approved by The City of Tucson prior to approval of this development plan.

3. This comment was not addressed. Zoning acknowledges that detail 12, sheet CD1.2 has been provided for the "NEW SECURITY SWINGING GATES" called out under keynote 27 on sheet C1.1. This comment was in regards to the "NEW SLIDING GATE" called out under keynote 22 on sheet C1.1.Provide the required dimensioned backup spur, or provided a note on the plan that the gate will remain open during regular business hours on the plan, for the proposed security gate called out under Keynote 22, both the east and west side. See D.S. 3-05.2.2.D for requirements.

4. D.S. 2-05.2.4.P The "ACCESSIBLE PARKING" calculation is not correct. Per the International Building Code (IBC) Section 1106.5 for every six or fraction of six accessible parking spaces, at least one shall be van-accessible. This said the number required for 8 accessible parking spaces is two (2). Based on detail 4 sheet CD1.2 all of the provided accessible parking meets the requirement for van-accessible there for the provided van-accessible would be eight (8).

5. Sheet C1.1 please clarify what the circles are that are shown just west of the proposed electrical transformer. If these are bollards or some type of vertical obstruction over 6" in height the adjacent parking space must be 10'-0" wide, see D.S. 3-05.2.1.3


6. Ensure that all changes to the development plan are reflected on the landscape plans.

Sheet 1: In the LEGEND, Add PRIVATE between NEW and SEWER to show that this symbol is for private sewers. This correction may be shown on the Mylar without having to resubmit the bluelines.

SUBJECT TO THE ABOVE, the PDEQ and the PCRWRD hereby CONDITIONALLY APPROVE the above referenced submittal of the Development Plan as received by us on January 16, 2009.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. The subject submittal has been reviewed. The Drainage Report is acceptable for Development Plan purposes and it is herby approved. Additional drainage related information may be required with the grading plan submittal. The Landscape Plan is acceptable pertaining to Engineering and Floodplain Review. The Development Plan is recommended for conditional approval, pertaining to Engineering and Floodplain Review, subject to providing the following information on the Development Plan Mylar:

1. Keeping the 18" CMP proposed to drain the loading dock debris free may be difficult due to the length of the pipe. Provide a clean out or a manhole in the middle of the pipe to facilitate its maintenance.
2. Detail 4 on Sheet CD 1.3 has two different pipe slopes. Revise as needed.
3. Revise Detail 2 on Sheet CD 1.3 to show the 6" Orifice Plate on the inlet of the bleeder pipe.
4. Provide the tie between the basis of bearing and one of the subject parcel corners.
5. The refuse area detail (Detail 10 on Sheet CD 1.2) does not have the standard dimensions. Revise the detail according to the City's Standard Detail. A copy of the Standard Detail may be obtained from this Office.

The above referenced development plan has been CONDITIONALLY APPROVED by the Community Design Review Committee. Once the necessary corrections are made per the on-line comments, please submit the following documents for sign-off.

1 Rolled blueline COMPLETE SET of the Development Plan, Landscape Plan, and the Native Plant Preservation Plan (if part of the original submittal). Please include applicable sheets from any other concurrent reviews.
AND
1 Rolled blueline set of the Development Plan.
AND
1 CD that contains all of the drainage/hydrology and other reports submitted for the review and approval of this plan.

The extra rolled blueline set that you submit will be delivered to Pima County for permanent recording. Additional blackline copies will be made from the complete set and distributed to various review agencies for their files. These copies will be ordered from the City's contracted print company and billed to you unless you already have an account at another printing company. Please let us know which printing company you would prefer to use and list them on your attached transmittal form when submitting your mylars to the CDRC office for sign-off approval. Your printing company will deliver the rolled bluelines to your office. If you are out of town you will need to contact the printing company for pick up or mailing arrangement options.

PLEASE HAVE THE CITY OF TUCSON APPROVAL STAMP PLACED ON EACH SHEET OF THE SUBMITTAL SET, PREFERABLY IN THE LOWER RIGHT HAND CORNER NEAR THE TITLE BLOCK. THE STAMP IS LOCATED AT http://www.tucsonaz.gov/dsd/CDRC___Rezoning/CDRC/CDRC_Stamp/cdrc_stamp.html. BLUELINE SETS THAT DO NOT HAVE THE STAMP WILL BE RETURNED FOR CORRECTION.
