Revise the text for the lot dimensions and bearings on the landscape and irrigation plans (sheet L-1 and L-2) to meet this minimum standard. DS 2-05.2.1.C 2. An unpaved area, which is a minimum of thirty-four (34) square feet in area and four (4) feet in width, must be provided for each canopy tree. Two trees to be located in front (north side) of the building are shown planted in concrete pavers. Revise to provide minimum planting area and dimension to demonstrate compliance. LUC 3.7.2.3.A.1.c, DS 2-07.2.2.A.2.e 3. Areas where plants are susceptible to injury by vehicular traffic or parked vehicles must be protected by appropriate means, such as curbs, bollards, or low walls. Dimension the overhang distance, which must be a minimum of 2-1/2 feet for the required vehicle overhang area for the 5 parking spaces adjacent to the street landscape border. Note that the 2-1/2 foot vehicle overhang area may not be counted as part of the required street landscape border width. Wheelstop curbs may be required in these spaces if the proposed 10-foot street landscape border is otherwise encroached upon by parked vehicles. Also, vegetative screens may encroach up to 3 feet into the street landscape border. Revise the 30" high vegetative screen location in this area to demonstrate compliance. It may also be necessary to dimension the street landscape border widths separately on both sides of the sidewalk in order to demonstrate compliance clearly. LUC 3.7.2.3.B, DS 3-05.2.3.C.1, DS 2-06.3.7.B.5.b 4. Place the development plan case number (D08-040) along with the DSMR and any other related case numbers in the lower right hand corner of all sheets of the development plan, landscape plan and native plant preservation plan. DS 2-05.2.2.B.2 5. A 5-foot high screen wall is required along the south property line. Revise development plan accordingly and label the wall on the landscape plan. Indicate the wall location along the property line, its linear dimension, its height and the materials of construction. 6. Within a vehicular use area, one (1) canopy tree is required for each ten (10) motor vehicle parking spaces or fraction thereof. A check for the review fee of this submittal in the amount of $100.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.
