The Zoning Review Section conditionally approves the development plan for this project, subject to the following changes on the sign-off copies. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised development plan to verify that those changes do not affect any zoning requirements. 2. Per LUC Section 3.3.7.2 the minimum size of a vehicle parking space is 8.5' x 18', this said the proposed landscape planters shown along the north side of the pedestrian circulation, between buildings 1 & 3 will not meet this require once a tree is planted in the center of the landscape planter. Move the planters north so that the proposed tree is centered on the intersection of the vehicle parking spaces. The package included the revised Development Plan for the Holiday Inn Express, the revised drainage report, a geotechnical report and addenda, copy of authorization letter from offsite parcel owner, revised landscape plans, and response letter. Development Services Department Engineering Division recommends conditional approval of the Development Plan. The drainage report was reviewed for Development Plan purposes only. DEVELOPMENT PLAN CONDITIONS OF APPROVAL: 1) DS Sec.2-05.2.4.H, DS Sec.2-03.2.4.L.7: Clarify by providing sections and details to address conveyance and erosion protection for flows exiting at concentration point northeast of the proposed building pad that cross the water easement. Show water line and depth to pipe to clarify that there is no conflict with excavation for channel at waterline. If there is a conflict with the waterline, a revised Development Plan will be required and conditional engineering approval will remain until resolved. 2) DS Sec.11-.01.9.2, DS Sec.10-02.2.3.1.5.G, DS Sec.2-05.2.4.H.5, DS Sec.2-05.2.4.P: Label cross access easement for Parcels 137-27-9870 and 137-27-989A; and submit documentation for the offsite improvement. Submit the Development Plan addressing all of the conditions of approval. Include the drainage report, the revised Development Plan, soils report, geotechnical addenda, original notarized documentation of offsite authorization, any other documentation, and response letter thoroughly explaining each condition of approval. Once the necessary corrections are made per the on-line comments, please submit the following documents for sign-off. 1 Rolled blueline COMPLETE SET of the Development Plan, Landscape Plan, and the Native Plant Preservation Plan (if part of the original submittal). Please include applicable sheets from any other concurrent reviews. AND 1 Rolled blueline set of the Development Plan. AND 1 CD that contains all of the drainage/hydrology and other reports submitted for the review and approval of this plan. The extra rolled blueline set that you submit will be delivered to Pima County for permanent recording. Additional blackline copies will be made from the complete set and distributed to various review agencies for their files. These copies will be ordered from the City's contracted print company and billed to you unless you already have an account at another printing company. Please let us know which printing company you would prefer to use and list them on your attached transmittal form when submitting your mylars to the CDRC office for sign-off approval. Your printing company will deliver the rolled bluelines to your office. If you are out of town you will need to contact the printing company for pick up or mailing arrangement options.
