Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is June 3, 2009. 2. D.S. 2-05.2.2.B.2 Remove the references to C9-83-84, D97-015, D98-011 & D04-016 from the plan. 3. D.S. 2-05.2.2.B.2 List the rezoning, C9-89-20, conditions on the plan. 4. This comment was not addressed. Per the Pima County Assessor's Office there was a split done in 2006. Provide documentation that this split was approved by the City of Tucson. D.S. 2-05.2.4.A There appears to have been some type of lot line realignment/lot split done on this parcel. This lot line realignment/lot split exceeds the allowed number of lot splits for a subdivided parcel. Provide documentation that shows that the lot line realignment/lot split has been approved by the City of Tucson. 5. This comment was not fully addressed. Provide dimensions for the PAAL's adjacent to Building 3 and the PAAL's located between Buildings 1 & 3. D.S. 2-05.2.4.D.3 Provide dimensions for all proposed parking area access lanes (PAALs) on the plan. 6. D.S. 2-05.2.4.D.3 Clarify if cross access is proposed to the Golden Coral Restaurant, it is not clear on the plan. If cross access is not proposed some type of barrier is required to prevent vehicles from crossing over the property line. If no cross access is proposed provide dimensions for what appears to be backup spurs located adjacent to Building #3, see D.S. 3-05.2.2.D 7. This comment was not addressed. The provided landscape plans do not match the provided development plan. There are numerous area where plants area shown in areas on the landscape plan where sidewalks, bicycle parking etc. are shown on the development plan. 8. This comment was not addressed. The lot combination will need to be completed prior to development plan approval. It appears that the proposed 10,000 S.F. Food Service building is proposed to be built over a property line, which is not allowed. 9. Ensure that all changes to the development plan are reflected on the landscape plans. 10. Additional comments may be forth coming depending on how each comment has been addressed. Plan – 2nd Submittal D08-030 The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. We have sent to your office via e-mail, a .pdf file containing a Sewer Service Agreement for the proposed number of fixture units. Three originals will need to be printed out from this file for notarized signatures by the Owner of Record. The three signed originals of the Agreement must be returned to this office in order to satisfy the necessary requirements needed to approve the Mylars of the . This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents. Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the development plan. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet. The next submittal of this project will be the third(3rd) submittal. A check for the review fee of this submittal in the amount of $39.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter. The package included the revised Development Plan for the Holiday Inn Express, rezoning conditions, the revised drainage report, landscape plans, and response letters. Development Services Department Engineering Division does not recommend approval of the Development Plan at this time. The drainage report was reviewed for Development Plan purposes only. DEVELOPMENT PLAN COMMENTS: 1) DS Sec.2-05.3.2.A: Per soils report, revise pavement section to match structural design for pavement. 2) DS Sec.10-02.14.2.6: For clarification on detail section C-C, show 2-ft offset from property line. 3) DS Sec.2-05.2.4.H: Address the following drainage comments on the Development Plan: a) DS Sec.2-03.2.4.L.7: Clarify by providing sections and details to address conveyance and erosion protection for flows exiting at concentration point northeast of the proposed building pad that cross the water easement. b) DS Sec.2-05.2.3.F: Explain how sediments are controlled / reduced for proposed exit point for downstream stormdrain system. c) Provide/clarify information on planview showing provision for all water harvest areas. d) Planview sheets for the development plan shall match drainage exhibits. 4) DS Sec.2-05.2.4.H.4: Provide more general spot elevations on sheet 1 for clarification of grading concept that follows proposed drainage scheme. 5) DS Sec.3-01.5.1.A.1: Other than trees as noted below, plant materials located within existing and future sight visibility triangles shall be limited to ground cover or low-growing vegetation of a species that will not grow higher than thirty inches. Trees may be located within existing and future sight visibility triangles only if clear of leaves and branches to a height of at least six feet above grade upon installation, and at all times thereafter. The trunk caliper of any species selected may not exceed twelve inches in diameter at maturity. Trees with multiple trunks are not allowed. Trees may not be planted in a line that could result in a solid wall effect as viewed from the motorist's perspective. The number and location of trees within existing and future sight visibility triangles may be restricted or modified by the City of Tucson in order to preserve visibility. Revise sheet L1 to assure sight visibility at entrances. Relocate / remove proposed trees from SVT's at these locations to assure visibility. 6) DS Sec.2-05.2.4.O, 2-05.2.4.S, 6-01.4.1.I, & 3.2.A: Label height of over hang structures at porte cochere. 7) DS Sec.2-05.2.3.E: Label local benchmark datum on planview. 8) Identify proposed development for the south portion of the project just south of the proposed main building pad. It is unclear how a leased parcel can be overlapping an offsite parcel with one building proposed for the area. Clarify. Submit documentation for offsite improvement. Resubmittal is required. Submit the revised Development Plan addressing all of the comments. Include the revised drainage report, the revised Development Plan, soils report, other documentation, and response letter thoroughly explaining each comment.
