COMMENTS:

1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is 03/30/08.

2. Provide documentation showing that the canopy located west of the modular building for the truck driving school has been permitted, if the canopy was not permitted it can be included on this development plan and submit for a building plan as well..

Provide documentation from El Paso Natural Gas clearly indicating approval of the modular building and the canopy being located within the gas line easement.

The last approved Development plan indicates the modular building being located outside of the easement. The submitted development plan shows the modular building encroaching into the easement. It appears the modular building was incorrectly located at the time of construction.

On the plan clearly indicate what the rectangular shaped areas north and south of the modular building are. They appear to be truck parking areas, if so label as such.

3. DS 2-05.2.4.D.3 Clearly indicate in the legend the surfacing materials for the existing vehicular parking/PAAL area and the existing trailer storage area.

4. Provide on the plan the required 2 loading zones (12 X 55), per the last approved development plan. Add in the general note for loading zones the number of required and the number of provided loading zones.

In the parking calculations note, provide the number of required parking spaces (45) and the number of provided parking spaces for the entire site (104).

Per IBC Sec. 1106.1, the number of required handicap spaces is 5 not 3 as indicated in the parking calculations. Five have been provided on the plan a revision to the parking calculations is required.

Add a note stating: "See Development Plan D99-0047 for zoning data information already approved and not changed by this vehicle area expansion".

5. Per The ADC-2 Airport Environs Zone overlay the maximum allowed Floor Area Ratio (FAR) is 0.30 not 6.00. Provide note indicting the existing and allowed FAR. See LUC 2.8.5.8.B.1.c.

6. On the detail for the handicap parking sign revise the dimension from grade to the bottom of the sign to the required minimum of seven (7) feet.

Tucson Electric Power Company has reviewed and approved the development plan submitted January 22, 2009. It appears that there are no conflicts with the existing facilities within the boundaries of this proposed development.

Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities. There is a 138K V line and an underground Feeder line along Houghton Road that doesn’t appear to be in conflict. The customer is responsible for the new trenching to relocate them as well as the relocation cost.

In order to apply for electric service, call the New Construction Department at (520) 918-8300. Submit a final set of plans including approved site, offsite and electrical load plans. Include a CD with the AutoCAD version of the plans. If easements are required, they will be secured by separate instrument. Your final plans should be sent to:
