COMMENTS:

1. Per DS 2-05.2.4.K, regarding pedestrian circulation (accessibility separate review)
A) per LUC 3.5.9.7.A.5 - sidewalks shall be provided along the full length of any building where it adjoins a parking lot at least eight (8) feet wide and unobstructed. Provide sidewalks along north, east and west side of building meeting the above and not impeded by sales area, pillars, building pop outs or tree wells. Provide width dimensions.
B) sidewalks on all sides of buildings - along entire length of building -must be physically separated from adjacent PAAL, per DS 2-08.4.1. Provide curbing, bollards every 8 feet, or physically raise walk from asphalt with vertical curbing. The tree wells shown are not adequate safety features to prevent vehicles from crossing over sidewalks.

2. Per DS 2-05.2.4.P, regarding parking -
A) provide wheel stop barriers in parking spaces abutting sidewalks - show on sheet DP3 and dimension on detail 4 of sheet 2. Appears on sheet 3 that 2.5 overhang noted now will impede the meandering sidewalk from being fully 8' wide. Revisit.

3. Per DS 2-05.2.4.Q, regarding bike parking -
A) please clarify how the bike parking amounts for Home Depot were derived, as this site alone would have required 43 bike spaces. The amounts proposed - are they "left over" from the Houghton Town Center amount proposed? Clarify.
B) per DS 2-08.3.1, provide pedestrian route - via a crosswalk that does not get impeded by a garden display area - to class 1 bike parking spaces

4. REGARDING SPECIAL EXCEPTION REQUIREMENTS OF CASE SE-06-23
A) provide a photometric plan with current Engineer stamp and signature, per condition 16 - spill over lighting must be checked.
B) per condition 14, provide a copy of the staff accepted PDP to ensure outdoor sales areas shown on the plan match the areas on the PDP.

1. Still need to show "Van Accessible" signage on pole.
2. Concerning the marked crossing at the front entry, provide a distinct marked crossing (color and texture) the same width (12') as the detectable warning at the parking spaces. Provide another detectable warning strip, 12' wide at the main entry concrete apron.
3. Need to fix the detectable warning strips of all marked crossings (5 in number) connecting to the concrete concourse of the building. A detectable warning strip must be added at the end of the marked crossing, the same width as the marked crossing. It can not be part of a continuous ribbon of detectable warning strips as designed.
4. No changes as per comment IIID. Separation from the accessible path way and the parking lot paving is a Development Standard and truncated domes are not acceptable as one of the methods of separation. Please refer to zoning comments.
5. The marked crossing detailed at the most Southerly corner of the building may not egress into a sidewalk sales area. Either relocate the marked crossing to the South West to miss the outdoor sales area or delete the outdoor sales area.
