Please address the following review comments prior to the next submittal. Development Plan: 1. Please include a response letter to the comments along with the corrected copies of the SP. 2. The e-mail from Environmental Services approving the refuse enclosure was not included with the DP re-submittal. E-mail me the approval letter or include the letter to the CDRC office with the next submittal. 3. Provide additional depressed curbs at the back up spur (south boundary) to except stormwater drainage. According to the drainage arrows, the stormwater is draining to the SE corner as well as drainage from the adjacent parking lot. The storm water will pond in the area because of the back up spurs extruded curb and the existing island/median to the east. It is preferred that that area be depressed 6" for water harvesting. 4. Provide drainage blocks along the west screen wall to provide an exit for the stormwater above the area depressed 6" for water harvesting. Quantity and spacing of the openings shall be by the engineer. 5. There seems to be a discrepancy between the note on the plan indicating that the top of curb is to match the existing asphalt and keynotes 24 and 25 that calls-out vertical curbs. 6. Key note 11 calls out for a landscape border, asphalt removal, depressed curb etc. 10' from the west property line. However the same key note 11 is also shown on the landscaped area on the north side of the property. Revise as required. The one-year expiration date for this development plan is 2/14/09. 2. A copy of the vehicular and pedestrian cross access agreement has been provided. DS 2-05.2.4.K DS 2-08.2.4.1 Sidewalks within a project must be physically separated from any vehicular travel lane by means of curbing, grade separation, barriers, railings, or other means, except at crosswalks. The note on plans indicating that the top of curb is flush with pavement does not meet the requirements of being physically separate sidewalk. Revise. The existing sidewalk at the northwest corner of the existing building is required to be physically separated from the vehicular use area. Clearly indicate barriers, elevation change, curbs, etc. 4. DS 2-05.2.4.Q Provide on the site plan the locations of the class two bicycle parking spaces. The indicated location of the class two bicycle parking spaces at the southeast corner of the building does not meet the requirement of DS 2-09.4.1 Class 2 bicycle parking facilities will be located no more than fifty (50) feet from the main building entrance(s) and will be along the front side of the building as well as along other sides of the building that has an entrance. Bicycle access through the development will be separate from the pedestrian ways. Vehicular access may be used as bicycle access. Revise location of the bicycle parking.
