Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is 2/14/09. 2. Provide a copy of the vehicular and pedestrian cross access agreement for review and provide the docket and page recording information on the plan. 3. DS 2-05.2.1.K List the conditions of rezoning (C9-74-10) on the plan and provide a letter stating how each of the rezoning conditions have been meet that apply to this project. 4. DS 2-05.2.4.F The location of the future curb along Escalante Rd. is not indicated in the correct location. A 150' right of way has a 12' sidewalk area measured from the right of way to the back of future curb. See engineering comments. 5. DS 2-05.2.4.I Provide dimensions from the building to property lines and the back of future curb. 6. DS 2-05.2.4.K Review DS 2-08 for pedestrian circulation design criteria. DS 2-08.4.1.B Sidewalks are required adjacent and parallel to any PAAL where buildings are located. Required along the north side of the building. Indicate width of all sidewalks. DS 3-01.2.2.B.1 A minimum setback distance of five (5) feet for a pedestrian refuge area must be maintained between any enclosed structure and a PAAL. . Required along the north side of the building. Indicate width of pedestrian refuge. DS 2-08.2.4.1 Sidewalks within a project must be physically separated from any vehicular travel lane by means of curbing, grade separation, barriers, railings, or other means, except at crosswalks. Note on plans indicate the top of curb is flush with pavement. This does not meet the requirements of being physically separate sidewalk. Revise. 7. DS 2-05.2.4.P The parallel parking spaces located near the southeast corner of the building do not appear to meet the minimum 8' x 23' dimension. Provide dimensions. 8. DS 2-05.2.4.Q Provide on the site plan the locations of the class two bicycle parking spaces. The indicated location of the class two bicycle parking spaces at the west side of the building does not appear to have enough room for the bicycle racks as indicated on the detail . Clarify. Indicate in the calculations that the bicycle parking spaces are class two type. The number of vehicle parking spaces in the bicycle parking space calculations is incorrect. The correct number is 21 not 27. Revise. 9. For clarity purposes remove the existing wheel stops, keynote #8, existing canopy to be demolished, keynote #9 10. FYI: Per LUC Sec. 3.4.5.6 a screen wall is not required for the loading zone when the loading zone is combined with the vehicle parking spaces. 11.
