2. D.S. 2-05.3.9.G.5.a Based on the provided summary letter, Sheet 20 comment 7, does the revised vehicle parking calculation include the proposed outdoor seating? If outdoor seating is proposed it is required to be included in the parking calculation.

3. D.S. 2-05.3.9.O Provide a street perimeter yard setback dimension for 6th Avenue on the plan, see LUC Section 3.2.6.5.B

4. D.S. 2-05.3.9.Q If outdoor seating is proposed clearly show the area of the outdoor seating on the plan and the square footage.

5. D.S. 2-05.3.9.R The proposed crosswalk shown running from the accessible access aisle needs to run perpendicular to the parking area access lane (PAAL).

09/29/2009 RONALD BROWN ZONING HC REVIEW Denied 1. Existing accessible parking spaces are not compliant to 2006 IBC, ICC (ANSI) 117.1, Section 502.4.3; access aisles shall extend the full length of the served parking space.
2. The marked crossing in not compliant to 2006 IBC, ICC (ANSI) 117.1, Section 406.12 and 406.14;
a. A detectable warning is required at the accessible parking asile.
b. The detectable warning at the curb ramp must be parallel to the direction of travel, straighten out the marked crossing.
c. This location for accessible parking may not be the best for code compliance. Perhaps a new location would be better i.e. at the North end of the building.
3. The accessible curb ramp with a detectable warning strip shown at the South end of the building leads to nowhere for visually impared persons. It would be best if a 6" high curb separation were maintained as a detectable separation of the sidewalk to the PAAL.

The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

Obtain a letter from the PCWMD's Development Services Section, written within the past 120 days, stating that treatment and conveyance system capacity for the project is available in the downstream public sewerage system and provide a copy of that letter to this office. The required form to request such a letter may be found at:

The development plan for this project cannot be approved until a copy of this letter has been received by this office.

Sheet 2: Is this plan intended to be for the Panda Express Restaurant? If so why are the proposed fixture units for an existing grocery store and the La Curacao included in General Note #18 on Sheet 2.

Sheet 20: Why is the existing grocery store shown as proposed on plan?

Sheet 20: Show the length slope and size of the existing BCS for the proposed restaurant where you are intending to connect. Also show the cleanout with rim and invert elevations at the point of connection.

This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the development plan. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the second (2nd) submittal. A check for the review fee of this submittal in the amount of $100.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.
