3. THE STAMPED CONCRETE CROSSING FROM BUILDING 2 NEEDS TO BE SAME WIDTH AS CURB RAMP AND NEEDS TO BE PERPENDICULAR TO THE PATHS (PLURAL) OF TRAVEL, SEE RED LINES ON DRAWING.
4. ALL DETECTABLE WARNING STRIPS NEED TO BE 2' DEEP BY SAME WIDTH OF RAMP/CROSSING AND BE RECTANGULAR IN SHAPE.
5. PROVIDE LARGE SCALE DETAILS OF ALL DIFFERENT TYPES OF RAMPS AND FLAT INTERSECTIONS SHOWING ALL SLOPES, WIDTHS, DETECTABLE WARNINGS AND DIMENSIONS.
F. AT THE TWO CONCRETE RAMP BUILDING ENTRYWAYS:
1. 2006 IBC/ICC 117.1 REQUIRES THAT DETECTABLE WARNINGS TO BE USED ONLY AT BOTH ENDS OF A MARKED CROSSING TO PROVIDE A CLEARLY MARK PATH ACROSS HAZARDOUS AREAS OF TRAVEL THAT HAS BOTH A BEGINNING AND AN END. THE STRIP OF TRUNCATED DOMES AT THE END OF THE ENTRY RAMPS CERTAINLY PROVIDES A HAZARDOUS WARNING BUT PROVIDES NO CONTINUED DIRECTION NOR DOES IT HAVE AN END OF HAZARDOUS AREA PROVISION. THIS ITEM IS A BIT CONFUSING FOR VISION IMPAIRED PERSONS. MAYBE MARKED CROSSINGS SHOULD BE PROVIDED.

DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. D.S. 2-05.3.9.G.5 Sheet 18 provide a dimension for the parking area access lane (PAAL) located between the landscape island with the two (2) refuse containers and the parking spaces to the southwest.

2. D.S. 2-05.3.9.G.5.a Sheet 16, the three (3) vehicle parking spaces shown without wheel stops are, located south of the proposed loading spaces, are required to have wheel stops due to the sidewalk width being less than six (6) foot six (6) inches.

3. D.S. 2-05.3.9.Q As zoning looks at loading spaces similar to parking spaces per D.S. 2-08.4.1.F Sidewalks or pedestrian refuge areas may not be located between any motor vehicle parking space and the PAAL providing access to that space. This said the crosswalk shown west of the proposed loading spaces and refuse enclosures cannot to be located in this area.

4. If applicable ensure all changes are made to the grading and landscape plans.

Compactor will require an enclosure for screening from public view and ensure a minimum 12 ft inside clear between the side walls with side wall protectors (one on each side) 2ft from the front gates with a minimum 10ft clear between.
Provide required gate anchors for securing gates when open and closed. Refer to DS 6-01.4.2 & 6-01.4.3

2. Sheet 20, Must provide a minimum 3 ft clear between the service vehicle and all structures and parking areas to allow for adequate maneuvering and approach. Curent position of enclosure demonstrates potential conflcit with adjacent parking. Recommend repositioning enclosure counter clockwise (or to a 30 degree angle) to allow adequate and safe approach to position collection vehicle perpendicular to enclosure.
