The Drainage Report is acceptable for Development Plan purposes and it is hereby approved. Additional drainage related information may be required with the Grading Plan. The Development Plan is recommended for conditional approval pertaining to Engineering and Floodplain Review, subject to showing the following information on the Development Plan Mylar: 1. Provide the tie between the Basis of Bearing and one of the subject parcel corners. Provide the length and the bearing of the tie (D.S. 2-05.2.3.A.). 2. The existing utility easement that traverses the property across the middle shall be abandoned by a separate instrument and the abandonment recordation information shall be provided with the Mylar submittal. Once the abandonment is completed, the easement shall be removed from the development plan. 3. Revise General Note #27 to addresses the drainage structures maintenance responsibility, the frequency of maintenance activities and who will be conducting the maintenance inspections. The note shall specify that a registered civil engineer shall be responsible for the inspections and the preparation on the required maintenance report. |

Plan – 3rd Submittal D08-003 The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Regional Wastewater Reclamation Department (PCRWRD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. The PDEQ and the PCRWRD hereby approve the above referenced submittal of the development plan as received by us on September 09, 2009. Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality. Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is 01/23/10. 2. DS 2-05.2.2.B. This comment has not been addressed on the plan. Per LUC Sec. 3.5.5.1.H. Outdoor storage, when permitted, shall not be located in a street perimeter yard. This code requirement applies to the areas along a line for the north side for buildings 1 and 4 across the entire lot. (Street perimeter yard setback). Clearly indicate on the plan that the area in the front street perimeter setback will not be used for storage by providing some type of separation from the storage yards. 3. DS2-05.2.3.B This comment has not been fully addressed. The indicated 60' utility easement, located approximately in the center of the property, must either be abandoned (provide docket and page recording information for the abandonment) or provide documentation from all utility companies granting permission for the building of structures with in the easement. Provide a copy of the easement modification, indicated in the response comments, for review. The response indicated is noted but there was no copy of the documents provided. 4. DS 2-05.2.4.D.3 Per DS 3-05.2.3.C.1 Curbing or barriers are required to prevent vehicles from driving onto unimproved portion of the property. These will be required between all vehicle use areas and all storage areas. Clearly indicate on the plan the location of the barriers and revise detail E on 3 of 3 (shows concrete header). 5. DS 2-05.2.4.K DS 2-08.4.1.B, DS 2-08.5.1.A & D A striped 5' pedestrian refuge will be required located in the nonpublic areas adjacent and parallel to any PAAL on the side where buildings are located in the nonpublic areas. The striped pedestrian refuge areas must connect to the pedestrian circulation path. Such as on the north sides of building 1,7,3 and 5 and the south sides of buildings 2 and 6. (man gates will be required) 6. DS 2-05.2.4.Q Provide a detail of the class one bicycle parking locker clearly indicating type, size and access aisle.
