Plan - 2nd Submittal D07-052 The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. 1. Sheet 1: Show the existing connection from the parcel to the west(140-29-043B) into the existing 6" HCS out of MH #4226-06. Joint use & maintenance agreement will be required for this parcel and a private manhole may be required at the point of connection of the two private HCS. 2nd request. This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents. Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the development plan. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet. The next submittal of this project will be the third(3rd) submittal. A check for the review fee of this submittal in the amount of $39.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter. LUC Table 3.8.6-I 3) Revise the landscape plan to provide direction regarding the existing vegetation in the Valencia Road right-of-way and the issue of sight visibility. Generally, adjacent property owners are responible for maintenance of plantings in the adjacent right of way. Contact the TDOT Landscape Architect (G. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is December 20, 2008. 2. This comment was not fully addressed. The sidewalk adjacent to the Class 2 bicycle parking and that connects to the sidewalk along Valencia Road has not been dimensioned. D.S. 2-05.2.4.K Provide a width dimension for all sidewalks on the plan. 3. This comment has not been addressed. D.S. 2-05.2.4.Q The bicycle rack shown on the does not meet the requirements of revised D.S. 2-09. Review the revised standard and revise the detail. On this detail provide materials for lighting, and paving, type of security, dimensions, specific type of rack and the number of bicycles it supports. 4. Zoning acknowledges that a prior comment was made in regards to truncated domes and where they are required. After discussions with Ron Brown, Structural Review, City of Tucson, Development Services Department in regards to the ICC/ANSI A117.1-2003 and the requirements for detectable warnings (truncated domes), it has been determined that some locations previously requiring truncated domes may no longer require them. The following comments are a direct result of these discussions. If you have any questions in regards to the requirements for truncated domes contact Ron Brown @837-4908. 5. Truncated domes are not required at the access ramps for the handicapped vehicle parking space access aisle. All other curb access ramps require truncated domes.
