The site is required to include screening per LUC Table 3.7.2-I. Revise as necessary by indicating required screening for the street landscape border (landscape bufferyard #4). The landscaping and required screening must extend the length of the parking spaces to screen the vehicular use area from Alvernon Way. Revise the notes on the drawing and bufferyard table on sheet L-1 which state that no sceening is required for the street landscape border to indicate the required screening and show on the drawing how the screening requirements will be met. 4. This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. This project will be tributary to the Roger Road Wastewater Treatment Facility via the SRWS Interceptor. Per written guidance provided by the PCWMD Development Services Section, sufficient conveyance and treatment capacity exists in the downstream public sewerage system for this small project, and a formal capacity response letter from the PCWMD will not be required for this small project. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is 12/25/08. 2. DS 2-05.2.1.D A small, project-location map shall be drawn on the first sheet of the development plan, preferably in the upper right corner. The map should cover approximately one (1) square mile, be drawn at a minimum scale of 3" = 1 mile, and provide the following information. 1. Section, township, and range; SECTION CORNERS; north arrow; and the scale will be labeled. 3. DS 2-05.2.2.A.1 List the telephone number for the property owner. DS 2-05.2.3.B If applicable, draw all easements (proposed and existing) on the plan. The recordation information, location, width, and purpose of all easements on site will be stated. 8. DS 2-05.2.4.B The indicated zoning for the property to the south of this project is R-2 not C-1 as indicated. Revise. 9. DS 2-05.2.4.D.3 Indicate the width of the PAAL at the entrance from Alvernon. The width of the PAAL at the parking spaces appears to be correct but is dimensioned at 12'. Revise dimension to required minimum of 24'. 10. DS 2-05.2.4.E Show all right of way dedication on or abutting the site. Per rezoning condition #11 dedication is required. Contact Jim Rossi with real estate division on how to proceed. Provide on the plans a place to indicate the recording information (docket and page) for the dedication. Provide lot dimensions and bearings for the lot after dedication has taken place. In addition it appears that the property is within the intersection widening section, more specific the taper section. For Alvernon Way the taper has half R/W of seventy-five (75) feet in width for a length of three hundred (300) feet measured from the centerline of Pima Street, then tapers for three hundred (300) feet to meet the future half R/W of sixty (60) feet Please verify with City Engineering if additional widening will required for this intersection. Please draw, label, and dimension the future taper on the plan. The future curb and sidewalk based on the future intersection widening must be drawn, labeled and dimensioned. Please refer to the Major Streets and Routes Plan. 11. DS 2-05.2.4.I Provide dimensioned elevations of the building clearly indicating wall heights measured from adjacent grade. In the site data portion of the DP-2 correct the following: 1. Remove the lot coverage calculations. Not required 2. The FAR calculations are based on the size of the lot after the right of way dedication has taken place. Revise 3. Revise lot square footage and acreage to reflect size after right of way dedication. Revise 12. DS 2-05.2.4.K The minimum width of a sidewalk is 4'. The sidewalk in front of the handicap parking spaces at the corners of the building does not appear to meet the minimum width. Revise. Provide required handicap ramps at the flush area in front of the access aisle. Access ramps at crosswalks connecting to sidewalks must be provided. In addition Truncated Dome (early warning systems) must be added to all access ramps where transitioning from the pedestrian area to the vehicular use area or at HC access aisles transitioning to the sidewalk area. Provide a detail of all handicap ramps clearly indicating width, slope, truncated domes location, landings, etc. The location of the handicap parking sign may interfere with pedestrian circulation and cannot be located in a handicap ramp. Clarify. 13. DS 2-05.2.4.O FYI: There has been a change in the loading zone requirements which may be of benefit to your project. For office use where the building is less than 5000 sq. ft. the loading zone can be a 10X18 space which can be incorporated into the parking spaces. See LUC Sec. 3.4.5.6. List as a note the number of required and provided loading zones. 14. DS 2-05.2.4.P Per DS 3-05.2.3.C.1 wheel stops or barriers are required at each parking space to prevent damage to walls, over hanging sidewalks which reduces the width of the sidewalk to less than 4', etc. Clearly indicate location of wheel stops on the plan. On the detail of the standard and handicap parking spaces provide the location of the wheel stops as per DS 3-05.2.3.C.2. Per ANSI 117.1-2003 Sec. 502.5 indicate the maximum slope of the handicap parking space and access aisle. (max. 1:48) 15. DS 2-05.2.4.Q Please provide a plan view detail of the proposed class 2 bicycle parking spaces. Single rack spaces placed in a row will allow a minimum of seventy -two (72) inch length per bicycle parking space and a minimum of thirty (30) inches between outer spaces of racks. A five (5) foot wide access aisle measured from the front or rear of the seventy-two (72) inch long parking space will be provided beside each row. Lighting will be provided such that all facilities are thoroughly illuminated and visible from adjacent sidewalks, parking lots, or buildings, during working hours. The surface of the facility can be surfaced the same as for motor vehicle parking or with a minimum of one (1) inch thickness of one-fourth (1/4) inch aggregate material. Please review the revised DS 2-09 and provide the necessary corrections to the bicycle parking as required. Once changes are provided and reviewed further comments may result. The revised DS may be found on the web at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/DevStd209.pdf The type of class two bicycle rack indicated on detail 3 of DP-2 is not an approved type of rack. See DS 2-09 Figure 2 and 3 for acceptable bike rack designs. 16. DS 2-05.2.4.T Show refuse collection areas, including location of dumpsters fully dimensioned. See engineering comments. 17. DS 2-05.2.4.U Provide a separate response letter detailing compliance with rezoning conditions. 18. DS 2-05.2.4.W Indicate the locations and types of proposed signs (wall, freestanding, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met.
