Speedway Site plan - 1st Submittal D07-045 The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. Obtain a letter from the PCWMD's Development Services Section, written within the past 90 days, stating that treatment and conveyance system capacity for the project is available in the downstream public sewerage system and provide a copy of that letter to this office. The required form to request such a letter may be found at: http://www.pima.gov/wwm/forms/docs/CapResponseRequest.pdf. The Site Plan for this project cannot be approved until a copy of this letter has been received by this office. All Sheets: Show the jurisdiction’s case number, D07-045, in or near the title block of each sheet. This case number should be shown larger and bolder than any associated cross-reference numbers. The site plan submitted is significantly deficient. Refer to Pima County Development Services “Development Plan Review, Checklist Requirements” section J. WASTEWATER, for submittal requirements. The checklist is available at; http://www.pimaxpress.com/SubDivision/Documents/DevPlanReq.pdf Sheet 1: The address written under the location map does not match what is shown for the project in the Title Block. Sheet 1: A legend needs to be created showing symbols for the various sewer elements: existing/proposed sewer lines, manholes, cleanouts ,etc.. Be sure to distinguish private from public elements. Sheet 1: It is unclear by this plan how you plan to connect to the public sewer. Make sure that you show the public sewer line in both Speedway Blvd. and Norton Ave. The line should include the IMS#’s for the manholes with rim and invert elevations and the construction plan # and pipe size for the public sewer. If you are proposing a new connection it should be labeled as private BCS and should include the pipe size/length and slope. Any existing connections should also be shown and marked as private/existing with pipe size. Sheet 1: Ownership of property information should be shown on plan This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents. Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the . The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet. The next submittal of this project will be the second (2nd) submittal. A check for the review fee of this submittal in the amount of $50.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter. The following comment must be addressed prior to approval: . 1. Project location map should cover approximately one (1) square mile, be drawn at a minimum scale of 3" = 1 mile. Provide scale 3" = 1 mile along with section, township and range. Include section corners within location map. 2. Per aerial photo, there appears to be an existing building. Demo permit required for demolition of existing building. Show the existing structure on the development plan and indicate whether it is to remain or be removed. 3. Provide title block - the following title block information is to be provided in the lower right corner of the sheet: a. The proposed name of the project or, if there is no name, the proposed tenant's name or the property address. b. A brief legal description c. Label the plan as development plan. 4. Provide contour interval on development plan. The north arrow, scale and contour interval should be placed together on each sheet, preferably in the upper right hand corner of the sheet. 5. Verify that all-rezoning, annexations, or subdivision case numbers are listed in the lower right corner next to the title block. 6. List the name of the property owner and the developer along with address, contact name and telephone number. Add address for Leo R. Katz, Architect to the development plan. 7. List the gross area of the site by square footage and acreage. 8. Provide the following drainage notes; a. "The developer, any successors and assigns, will hold the City of Tucson, its officers, employees, and agents harmless from any and all claims for damages related to the use of this development as shown hereon, now and in the future, by reason of flooding, flowage, erosion, or damage caused by water, whether surface flood or rainfall." b. "Drainage will remain in its natural state and will not be altered, disturbed, or obstructed other than as shown on this development plan." 9. Provide the following Street and Road notes: a. "No structure or vegetation shall be located or maintained so as to interfere with the sight visibility triangles in accordance with Development Standard 3-01.0.0." 10. Provide the following utility note: a. "Any relocation or modification of existing utilities and/or public improvements necessitated by the proposed development will be at no expense to the public." 11. Provide bearing information for all site boundary lines, include nearing in degrees, minutes and seconds, with basis for bearing noted. 12. Verify that the following information regarding existing utilities are provided: the location and size of water lines, fire hydrants, sanitary sewers, including pipe diameter and the interval and rim elevations of all manholes and cleanouts; the Pima County Wastewater Management Department (PCWMD) reference number; locations of gas lines, electric and telephone lines, poles and communication cables, on ground junction boxes, and street lights. If water mains area not located on or adjacent to the tract, indicate the direction, distance to, and sizes of those nearest to the property. 13. Verify that structures, fences, walls, etc. are shown in a different line weight than the proposed improvements. Add label to be removed or remain. 14. Indicate if existing streets are public or private; provide street width; curb; sidewalks and utility locations; all fully labeled and dimensioned. Provide any appropriate recordation information. 15. Show all right of way dedications on or abutting the site and label. If street dedication is not required or proposed and the project site is adjacent to a Major Streets or Route, draw the Major Streets right of way lines for those streets. (Add the MS&R future sidewalk, right of way lines, etc.) 16. Provide percent slopes for drainage and sidewalks on development plan. 17. Clarify the purpose of the 3' dimension for sidewalk located south of building. 18. At any point where a ten (10) year flood discharge starts to cross a sidewalk or a pedestrian access, the sidewalk/access shall be designed and constructed to convey the ten (10) year flood flows under the sidewalk/access. Provide drainage arrows and locations of all concentration points. Specifically show roof down spout locations proposed buildings at pedestrian circulation areas. A detail for the dimension of the proposed scuppers that are used for collecting onsite roof drainage at all pedestrian sidewalk is required, refer to City of Tucson details. Any scuppers proposed under the sidewalk will be designed and constructed to convey the 10-year flood flow. Provide a drainage statement showing scupper calculations that demonstrate that the 10-year flood flow is contained under the sidewalk. 19. All sidewalks must comply with accessibility requirements for the physically disabled. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207. 20. Call out dimensions for the existing sidewalk notes. One located in south-southeast corner of plan and the other in the east- southeast corner of plan. 21. Verify that leader for note new 5'wide sidewalk in northeast corner of plan is pointing to correct area being called out. 22. Label the height and dimension of each building. 23. Draw locations and indicate types of off-site runoff acceptance points and /or onsite runoff discharge points. 24. If there are any proposed signs, indicate the type of proposed sign (wall, free-standing, pedestal) to assure there are not conflicts with other requirements and the minimal locational requirements can be met. 25.
