The Zoning Review Section approves the development plan for this project, subject to the following changes on the sign-off copies. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised development plan to verify that those changes do not affect any zoning requirements. 2. Zoning acknowledges and error in how the requirement for detectable warnings was called out. This comment should have stated "Detectable warnings (truncated domes) will be required at all proposed curb access ramps and proposed areas where asphalt is flush with the curb". This said, the truncated domes shown at the existing curb access ramps and areas where the asphalt is flush with the curb and on the existing handicapped detail are shown incorrectly. The truncated domes must run the entire length of the area that the asphalt is flush with the curb or remove the truncated domes from the existing ramps. D.S. 2-05.2.4.K Per ICC/ANSI A117.1-2003 section 406.13 Detectable warnings (truncated domes) will be required at all curb access ramps and areas where asphalt is flush with the curb i.e. at the access aisles. Engineering Division does not recommend approval of the Development Plan at this time. The following items need to be addressed: DEVELOPMENT PLAN: 1) Complied 2) Complied 3) Complied 4) DS Sec.2-05.2.4.D.3: Verify that the Development Plan reflects handicap access ramps with truncated domes (see ANSI 705.5. for design criteria) at all existing and proposed handicap ramp location. Specifically at the proposed handicap parking space locations. Please refer to this standard and the figures provided for additional curb access ramps requirements. 5) DS Sec.2-05.2.4.D.3: Verify that all existing and proposed PAAL widths meet the minimum 24-foot width requirement. Dimension all PAALs. Specifically at the proposed PAAL adjacent to the proposed loading zone and adjacent landscape curb median along the northern portion of the property. A minimum of 24-feet is required for 2-way traffic. 6) Complied 7) Complied 8) DS Sec.2-05.2.4.T: Label and dimension the minimum maneuverability for the existing refuse containers with the new vehicular use layout design. Provide the required 14-foot x 40-foot clear approach for all refuse container locations. Refer to DS Sec.6-01 for all refuse requirements. Label and dimension the minimum 36-foot inside and 50-foot outside radii to show vehicle maneuverability to verify that landscaping and parking spaces are not an obstruction. GENERAL COMMENTS: Please provide a revised Development Plan that address the comments provided above. Include a comprehensive response letter addressing in detail responses to all of the above comments. Further comments may be generated upon resubmittal of the Development Plan reviews. Triple enclosure does not provide the required minimum 14 ft x 40 ft clear approach to enclosure area. DS 6-01.4.1.C. Recommend: Designing two double enclosures for this development. One positioned where the current triple enclosure is shown on the DP, and positioned to allow direct approach within 24 ft. PAAL. Position the other double encosure at the north end of development to ensure better user access and dispersement. Please provide corrections on resubmittal. Once the necessary corrections are made per the on-line comments, please submit the following documents for sign-off. 1 Double Matte right-reading Océ or Photo Mylar of the COMPLETE SET of the Development Plan, Landscape Plan, and the Native Plant Preservation Plan (if part of the original submittal). AND 1 Double Matte right-reading Océ or Photo Mylar of the Development Plan. AND 1 CD that contains all of the drainage/hydrology and other reports submitted for the review and approval of this plan. The extra Double Matte right-reading Océ or Photo Mylar that you submit will be delivered to Pima County for permanent recording. Additional blackline copies will be made from the complete mylar set and distributed to various review agencies for their files. These copies will be ordered from the City's contracted print company and billed to you unless you already have an account at another printing company. Please let us know which printing company you would prefer to use and list them on your attached transmittal form when submitting your mylars to the CDRC office for sign-off approval. Your printing company will deliver the mylar and two (2) blackline copies to your office. If you are out of town you will need to contact the printing company for pick up or mailing arrangement options.
