The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

Sheet 2: Add a General Note that states:

THE ON-SITE SEWERS ARE EXISTING AND PRIVATE. NO NEW SEWERS ARE PROPOSED.

Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the development plan. The required revision(s) may be shown on the Mylars.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.

COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Parking calculation for Phase II does not add up. Plan view shows fifty-one (51) standard parking spaces, not forty-eight (48) as indicated in general note 17. Please revise.

2. The pedestrian connection from Valencia Road must be a grade separated sidewalk where the path is parallel to the parking spaces and include a handicap ramp with truncated domes leading to the crosswalk. Please revise.

3. Truncated domes provided at the access aisle north of the existing building must extend across the entire width of the access aisles. Please revise plan view and detail 1/2 on sheet 2/2.

4. Remove curb symbol extending from handicap parking space to new addition. It appears that sidewalk will be blocked by curbing.

5. If sidewalk abutting passenger drop-off area is flush to pavement please provide truncated domes along the entire portion that is flush.

6. Within the new addition footprint please provide the dimensions of the addition.

SUMMARY: Engineering Division of Development Services Department has received and reviewed the revised Development Plan, Drainage Statement (Stantec Consulting Inc., 06SEP07, revised 05NOV07), and Landscape Plan. Engineering Division does not recommend approval of the Development Plan at this time. The Drainage Statement was reviewed for Development Plan purposes only. The following items need to be addressed:


DEVELOPMENT PLAN:

1) Revise the sidewalk location located along the south portion of the proposed addition. Remove the curb symbol extending from the handicap parking space to the new addition, as shown the sidewalk will be blocked by curbing, revise.

2) DS Sec.2-05.2.4.D.3: Revise the truncated domes and handicap access ramp provided at the access aisle north of the existing building. The truncated domes must extend across the entire width of the access aisles. Please revise plan view and detail 1/2 on sheet 2/2.

3) DS Sec.2-05.2.4.K: Revise the continuous pedestrian circulation path that connects the public access areas of the existing and proposed buildings to the sidewalk area located on Valencia Road. The pedestrian circulation from Valencia Road must be a grade separated sidewalk where the path is parallel to the parking spaces and include a handicap ramp with truncated domes leading to the crosswalk.


GENERAL COMMENTS:

Please provide a revised Development Plan that address the comments provided above. Include a comprehensive response letter addressing in detail responses to all of the above comments.
