The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

This project will be tributary to the Roger Road Wastewater Treatment Facility via the Santa Cruz Interceptor
Obtain a letter from the PCWMD's Development Services Section, written within the past 90 days, stating that treatment and conveyance system capacity for the project is available in the downstream public sewerage system and provide a copy of that letter to this office. The required form to request such a letter may be found at:

The development plan for this project cannot be approved until a copy of this letter has been received by this office.

All Sheets: Show the jurisdiction’s case number, D07-0036, in or near the title block of each sheet. This case number should be shown larger and bolder than any associated cross-reference numbers.

Sheet DP.1: Revise General Note #13 to read as follows:

THE ON-SITE SANITARY SEWERS WILL BE PRIVATE AND WILL BE CONSTRUCTED, OPERATED AND MAINTAINED ON A PRIVATE BASIS, AND IN ACCORDANCE WITH AN APPROVED OPERATION AND MAINTENANCE PLAN, IF REQUIRED. THE LOCATION AND METHOD OF CONNECTION TO AN EXISTING PUBLIC SANITARY SEWER IS SUBJECT TO REVIEW AND APPROVAL BY THE PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT.

Sheet DP.5: There is no legend for the sewer lines and cleanouts.

Sheet DP.5: Show where the sewer line goes after MH#6352-01 and #9852-04. The line does not end abruptly at these manholes.

Sheet DP.5: Show the plan# and size of pipe for all existing sewer lines shown on plan. Also mark the plan# for the private line running in Main Ave.. The private line should be shown w/ a different line type then the public lines and show this in the legend.

Sheet DP.5: It is unclear if the sewer lines shown on this project are existing or proposed, this must be described in the legend.

Sheet DP.5: If you are proposing to install 16” BCS please explain. The BCS should be shown as private from the point of connection to the public sewer.

Sheet DP.5: With the size of sewer lines proposed on property(6” or more) manholes instead of cleanouts should be installed at all bends, intersections and ends of the line.

Sheet DP.5: Each sewer line segment between manholes should be called out w/pipe size/length/material and slope.

Sheet DP.5: The pipe line should not be shown running under the proposed buildings.

Sheet DP.5: On the east side of project are you proposing to install a private manhole on the private sewer line running in Main Ave? If so a joint sewer use agreement will have to be obtained from the owner of the private sewer line.

Sheet DP.5: Show the sewer directional flow arrows for both the public and proposed private sewer lines.

Sheet DP.5: All proposed manholes and cleanouts must show rim and invert elevations.

Sheet DP.5: The proposed sewer on property should be marked as private BCS.

Sheet DP.5: The private BCS on east portion of lot goes from 6” to 4” w/o a cleanout. Need to show cleanout at transition and the line should not be shown under the buildings.

This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the development plan. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the second (2nd) submittal. A check for the review fee of this submittal in the amount of $100.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.

DRAINAGE REPORT:

1) Verify within the drainage report that the 10-year stormwater discharge is contained under all pedestrian circulation paths located adjacent to the proposed building and at the required sidewalk location located at concentration point B1.

8) DS Sec.2-05.2.2.D: Provide civil plan sheets that label and dimension the widths of the existing and future right-of-way, paving, curbs, curb cuts and the required sidewalks for all streets that front the proposed project. 6-foot sidewalks are required along the frontage of all MS&R roadways, 5-foot sidewalks are required along all other public roadways.

9) DS Sec.3-01.0 (figure 6): Provide and label the 25-feet radii concrete curbs per City of Tucson/Pima County Standard Detail 213 (PC/COT SD 213) at the entrance located on Granada Avenue. Refer to DS Sec.3-01.3.2.C and the Transportation Access Management Guidelines for street development standards. Per conversation with Tucson Department of Transportation (Jose Ortiz, P.E.) the 25-foot curb returns are required along the MS&R Street.


GENERAL COMMENTS:

Provide a revised development plan, drainage report, and landscape plan that addresses the comments provided above. Include a comprehensive response letter addressing in detail responses to all of the above comments.

Further comments may be generated upon resubmittal of the development plan, drainage report, and landscape plan reviews.
