Plan - 1st Submittal D07-033 The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. Obtain a letter from the PCWMD's Development Services Section, written within the past 90 days, stating that treatment and conveyance system capacity for the project is available in the downstream public sewerage system and provide a copy of that letter to this office. The required form to request such a letter may be found at: http://www.pima.gov/wwm/forms/docs/CapResponseRequest.pdf. The development plan for this project cannot be approved until a copy of this letter has been received by this office. All Sheets: Show the jurisdiction’s case number, D07-033, in or near the title block of each sheet. This case number should be shown larger and bolder than any associated cross-reference numbers. Sheet 1: Revise General Note #8 to read as follows: Add a General Note that states: THE ON-SITE SANITARY SEWERS WILL BE PRIVATE AND WILL BE CONSTRUCTED, OPERATED AND MAINTAINED ON A PRIVATE BASIS, AND IN ACCORDANCE WITH AN APPROVED OPERATION AND MAINTENANCE PLAN, IF REQUIRED. THE LOCATION AND METHOD OF CONNECTION TO AN EXISTING PUBLIC SANITARY SEWER IS SUBJECT TO REVIEW AND APPROVAL BY THE PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT. Sheet 7: The existing 8” sewer must be marked as private or public. Also the existing to be removed must be marked as private or public. Sheet 7 and 8: The existing sewer manholes should be numbered and the rim and invert elevations should be shown. Sheet 7: The sewer cleanouts should be marked as private and the rim and invert elevations should be shown. Sheet 7: The proposed sewer line segments between manholes and cleanouts should be marked with length/slope and size of pipe. Sheet 7 and 8: Where the 8” and 6” sewer main is shown manholes must be located at all bends and intersections of the sewer line. Also where the sewer line goes from 4” to 8” a manhole would be recommended. Sheet 7 and 8: The sewer directional flow arrows need to be shown on plan. Sheet 7: All proposed manholes should be numbered/marked as private and rim and invert elevations should be shown. Sheet 8: The key note for S-103A appears to be incorrect. This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents. Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the development plan. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet. The next submittal of this project will be the second (2nd) submittal. A check for the review fee of this submittal in the amount of $150.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of blue lines and response letter. The Stone Avenue Corridor: Measures for a Livable Corridor states that design proposals for properties adjacent to Stone Avenue should demonstrate sensitivity to nearby neighborhoods. The NSNP also requires sensitivity to design and compatibility with existing area. The Design Guidelines Manual states this should be done through four-sided architecture and detail comparable to the front façade, with consistent design treatment, including but not limited to, comparable color palette, signs, rooflines, and materials. Please submit color elevations of all four sides of the proposed buildings. Please design side and rear building façades with attention to architectural character and detail comparable to the front façade. 2. The NSNP and the Design Guidelines Manual state that the use of vegetation should be used within the parking areas to reduce heat build-up. Please provide vegetation islands, which include shade trees, within the parking areas. 3. The General Plan and Design Guidelines Manual state that signs should be incorporated with and improve the aesthetics of a development. Plans also have policies that promote signage that is clear, but is not the dominant feature of the development. Please provide the desired sign package for the proposed uses. |
