Once the necessary corrections are made per the on-line comments, please submit the following documents for sign-off. 1 Double Matte right-reading Océ or Photo Mylar of the COMPLETE SET of the Development Plan, Landscape Plan, and the Native Plant Preservation Plan (if part of the original submittal). AND 1 Double Matte right-reading Océ or Photo Mylar of the Development Plan. AND 1 CD that contains all of the drainage/hydrology and other reports submitted for the review and approval of this plan. The extra Double Matte right-reading Océ or Photo Mylar that you submit will be delivered to Pima County for permanent recording. Additional blackline copies will be made from the complete mylar set and distributed to various review agencies for their files. These copies will be ordered from the City's contracted print company and billed to you unless you already have an account at another printing company. Please let us know which printing company you would prefer to use and list them on your attached transmittal form when submitting your mylars to the CDRC office for sign-off approval. Your printing company will deliver the mylar and two (2) blackline copies to your office. If you are out of town you will need to contact the printing company for pick up or mailing arrangement options. The following comment must be addressed prior to approval: Development Plan: 1. Development plan should include a minimum one-half (1/2)-inch margin on each side. 2. Show cross section PAAL with transverse and longitudinal slopes. 3. Provide roof drainage arrows. 4. Label 5' sidewalk along Rita Ranch Road as existing. 5. The proposed turnaround location on the adjacent vacant property requires an access easement. Provide a copy of the documentation for the cross access agreement between the two properties and the easement recordation data on the plan. Indicate on the plan if the easement is public or private. 6. Depict and label 25-feet radii concrete curbs per City of Tucson/Pima County Standard Detail 213 (PC/COT SD 213) at the driveway entrance along Rita Ranch Road. The curbs should be constructed at the edge of pavement and entirely on the subject property, which must also be depicted on the site plan OR provide approval from Jose Ortiz 520-791-4259 with the City of Tucson, Transportation Department. 7. Provide geotechnical report for recommendations for building pad bench and construction slope recommendation. 8. Provide details of all surface materials. 9. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information. 10. Call out all slopes and stabilization material (concrete, riprap, gabbions or vegetation). 11. Drainage patterns with percent slopes (Show patterns within the first 100 feet from the property line). 12. Provide flow arrows, grades and flow rates within and adjacent to site to show drainage scheme. 13. Call out peak discharges entering and exiting the site. 14. Provide copy of the Master Drainage Report for Rita Ranch illustrating that this site is included in area for on site retention. 15. Show details of all surface and subsurface drainage devices. 16. Revise the development plan to call out Rita Ranch Road as a Major Streets and Routes (MS&R). Provide a note stating that the site plan is in conformance with the MS&R overlay zone criteria. Provide recordation information for Rita Ranch Road. 17. Provide distance from driveways of adjacent properties. 18. See attached Solid Waste Disposal (Refuse) detail enclosed and modify detail as necessary. 19. The Grading Plan is currently in review. Any changes made to the Development Plan must be reflected on the Grading Plan. The Development Plan and Grading Plan must match. The grading plan cannot be approved prior to the approval of the development plan. 20. Contact DSD Environmental Services for Solid Waste Disposal (Refuse) detail and revise detail on sheet DP.1 as necessary. 21. Provide curb stop at end of paving located along eastern side of building. 22. Provide scupper under sidewalk along Rita Ranch Road and provide Q100 along with direction of flow. 23. Provide adequate pedestrian access to trash enclosure. Sidewalk to trash enclosure is required or adequate pedestrian access. 24. Recordation information for abandoned electric easement will be required prior to development plan approval. 25. Additional comments may be forthcoming.
