COMMENTS: Please resubmit revised drawings along a separate response letter for zoning, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is June 25, 2008.

2. The lot split must be completed prior to approval of the development plan. D.S. 2-05.2.4.A.It appears that some type of lot split is proposed. Provide City of Tucson approved documentation for the lot split. It appears that this project is comprised of two (2) different parcels. There are two (2) options in regards to utilizing the two (2) parcels as one site. Prior to approval of the site plan provide; 1) A Pima County Tax Parcel Combo and a recorded covenant regarding development and use of real property, or 2) Provide a site plan for each parcel that shows how the parcels can stand alone and meet the requirements of the LUC if sold separately along with a recorded covenant regarding development and use of real property.

3. This comment was not fully addressed. It appears that the sidewalk is flush with pavement the entire width of the handicapped parking area. If this is the case then per ICC/ANSI A117.1-2003 Sec. 406.13.1 the truncated domes shall be 24 inches minimum in the direction of travel and extend the full width of the flush surface. Revise the location of the truncated domes. D.S. 2-05.2.4.K It is unclear how the disabled access ramps at the disable parking will gain access to the sidewalk that runs to the main entrance. It appears that the sidewalk runs into the side of a proposed ramp, please clarify. Detectable warnings (truncated domes) will be required at all curb access ramps and anywhere the curb/sidewalk is flush with the pavement. ICC/ANSI A117.1-2003 Sec. 406.13

4. This comment was not addressed correctly, see comment 3 above. D.S. 2-05.2.4.P Show the Detectable warnings (truncated domes) on the handicapped parking space detail.

5. Zoning acknowledges that this comment was not completely clear. On the Class 2 bicycle parking detail show the minimum 30" clear between racks. Also it appears that there is some type of wall or planter at the south end of the proposed bicycle racks. Per D.S. 2-09.5.1.B a minimum thirty (30) inches will be provided between a bicycle parking space and a parallel wall or other obstruction as measured from the side of the rack. Provide a fully dimensioned layout of the proposed Class 1 and Class 2 bicycle parking spaces. D.S. 2-05.2.4.Q Per D.S. 2-09.5.1.A the minimum of thirty (30) inches is required between outer spaces of posts of racks, the 18" as shown on the detail is not correct.

6. This comment has not been fully addressed. Per LUC Sec. 3.3.3.5 If the calculation number of required bicycle parking spaces is less than two (2), the minimum number of required spaces is two (2), therefore two (2) Class 1 bicycle parking spaces are required. D.S. 2-05.2.4.Q The bicycle parking calculation is not correct. Per LUC 3.3.4 "Civic Use Group, Cultural Use, Fifteen (15) percent - five (5) percent Class 1 and ninety-five (95) percent Class 2, revise the calculation.

7. Ensure that all changes to the development plan are reflected on the landscape plans.

8. Additional comments may be forth coming depending on how each comment has been addressed.

The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

1. Obtain a letter from the PCWMD's Development Services Section, written within the past 90 days, stating that treatment and conveyance system capacity for the project is available in the downstream public sewerage system and provide a copy of that letter to this office. The required form to request such a letter may be found at:

The development plan for this project cannot be approved until a copy of this letter has been received by this office. 2nd request.

2. Sheet 2: The private 4" BCS should be a minimum of 2% slope.

3. Sheet 2: Call out the private sewer easement east of project with the docket and page #. Do the same for the public sewer easement running north along the east edge of property. Also include the public sewer plan #.

This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the development plan. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the third(3rd) submittal. A check for the review fee of this submittal in the amount of $39.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.
