Development Plan (3rd Review)

TRANSMITTAL DATE: July 18, 2008

DUE DATE: August 5, 2008

COMMENTS: Please resubmit revised drawings along a separate response letter for zoning, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is June 05, 2009.

2. D.S. 2-05.2.4.P The Handicapped sign mounting height is not correct. The bottom of the main sign should be at 7'-0" above finish grade.

3. If the floating façade, items that appear to be columns, intersect with the sidewalk where shown, it appears to encroach into the required landing at the top of the handicapped access ramp, see ICC/ANSI A117.1-2003 Section 406.7.

4. If the floating façade, items that appear to be columns, intersect with the sidewalk where shown, it appears that they reduce the sidewalk width to below the minimum four (4) foot width near the southeast corner of lease area 3.

5. Ensure that all changes to the site plan are reflected on the landscape & grading plan.

6. Additional comments may be forth coming depending on how each comment has been addressed.

Item 3: At the new accessible parking sign detail 4/C1.2, bottom of larger sign to be at 7'-0" as per DOT standards and provide a "VAN ACCESSIBLE" sign just below the main sign.
Item 8: Detectable Warnings (Truncated domes) are still shown on Development Plan and detail 10/C1.2. They are not required by ANSI but may be retained as per Owner option.
ADDITIONAL COMMENTS:
1. At Detail 10/C1.2: Relocate parking signs just behind 6" curb in the planter. Current location shown could be covered up by landscaping.
