This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. Sheet 6: The manhole#1 is now located outside of the property. Why is there a proposed 10’ x 20’ sewer easement still shown on plan? Sheet 6: Revise the plan to show the sewer flow direction over each segment of all existing sewers. Sheet 6: 6-inch BCSs connecting directly to an 8-inch line are not allowed (4-inch BCS is okay). However if the plan requires 6” BCSs, they have to connect through a manhole on the proposed 8” private sewer (see comments Nos.14-20). Revise the plan to agree with such requirements. This is the 2nd request. Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the tentative or preliminary plat. The required revision(s) may be shown on the Mylars. Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality. Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution. Please provide the contour interval with the north arrow on all applicable sheets (3-7) of the development plan. DS 2-05.2.1.H 2. Please dimension Qwest easement on sheet 3 of 8. 3. A five (5) foot wide pedestrian refuge must be maintained between a PAAL and building. This refuge area will also include a four (4) foot wide sidewalk and be physically separated from the PAAL with a vertical curb. This is required between the west side of building 4 and the entrance PAAL. DS 3-05.2.2.B.1 & DS 2-08.4.1.B 4. Please show the end of the sidewalk along the north side of building 1 at the Alvernon Entrance. 5. Previous Comment: The placement of dumpsters and off-street loading that require access and maneuvering within the main entrances from Alvernon Way and Ft. Lowell would appear to create an unsafe situation for pedestrians using the crosswalks placed behind these areas and for incoming traffic where trucks would potentially block access into and out of the project site. Please verify with Engineering and Environmental Services if the placement meets their standards. This comment remain until revised refuse layout is approved by Environmental Services and Engineering. 6. Please add to proposed use under medical service that Rehabilitation and physical therapy are not permitted. 2003 IBC Sec. 1106.4 7. Per DS 2-09.4.1 Class 2 bicycle parking facilities will be located no more than fifty (50) feet from the main building entrance(s) and will be along the front side of the building as well as along other sides of the building that has an entrance. The size and configuration of the buildings would suggest multiple suites and with different entrances. Please provide rough location of all entrances to separate suites and provide Class 2 parking accordingly.
