1. D.S. 2-05.2.4.K The pedestrian access/accessible route, crosswalk, shown between buildings 8 & 9 presents a safety hazard. Crosswalks should run perpendicular to the parking area access lane (PAAL). As there is an additional pedestrian access/accessible route that connects these buildings to the other buildings on site this crosswalk is not required.

The area of the crosswalk the runs parallel to the PAAL needs to be a sidewalk physically separated from the PAAL.

RESUBMITTAL REQUIRED: Development Plan and Drainage Report.

The Development Plan (DP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Development Plan:

1. Please include a detailed response letter to the comments along with the corrected copies of the DP.
2. Provide recording information on the plans for the acquired off-site drainage easement for the basins discharge.
3. Upon a recent field visit to the site it appears that the channel for the outlet for the ret./det. basin appears to be graded to low to drain and will not "daylight". Provide spot elevations on the plans demonstrating positive drainage.
4. It appears that there is drainage flow exiting the property west of and adjacent to the off-site turnaround that should be entering the basin. This shall be corrected by redirecting the water into the ret./det. basin.
5. The off-site turnaround was not built to plan. Show the correct as-built on the new sheets.
6. The sidewalk adjacent to and SE of Bldg. no. 9 requires a scupper to allow the 10-yr. event to flow under the sidewalk.
7. A sidewalk scupper is also needed adjacent to and N. of Bldg. 11.
8. The min. surface material for a paved storage area is double-shot chip seal per Sec. 3.3.7.3 of the LUC.
9. Show a detail of the "Additional rock rip-rap" adjacent to bldg. no. 1
10. The Grading Plan must also be revised to reflect the changes made in the field and shown on the revised DP.

Drainage Report:
1. Please include a response letter to the comments along with the corrected copies of the DR.
