Zoning conditionally approves the development plan pending approval by the Fire Department. It is not clear if the relocation of the fence and gate will create any problems for fire access. If so what type of lock box is proposed and is this area location that would have to be accessed by Fire in case of an emergency. If Fire was not included in the Core Review, confirmation from Dave Mann is needed related to the gate and fence location. The applicable landscape plan sheet must be revised to match the changes made to the development plans sheet. The Development Plan (DP) and Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Development Plan: 1. Provide a response letter to the comments along with the corrected copies of the DP. 2. The DP has been cond.-appr. provided all comments have been addressed correctly. Contact Paul P. Machado for any questions regarding the following comments. 3. Show a detail along with a cross-section of the containment pads and coordinate the plans with the architectural plans i.e.: "See architectural plans for details…..". 4. Show details of the sump pits. 5. Show height of pipe-bridge for vehicles crossing underneath. 6. Show distance between containment pads and edge of pavement. 7. Revise revision block to reflect the most recent revision. Drainage Statement: 1. Please include a response letter to the comments along with the corrected copies of the DS. 2. A Drainage Statement is a brief description of drainage conditions applicable for a site which are not affected by 100 year flows of 100 cfs, of more……per S.M.D.D.F.M., chap. II, 2.1.2. The DS must be submitted along with the site plan and accepted with the approval of the grading plan. 3. The content and format of the Drainage Statement should follow S.M.D.D.F.M., chap. II, 2.2. 4. There is a 138K V line and an underground Feeder line along Houghton Road that doesn’t appear to be in conflict. The customer is responsible for the new trenching to relocate them as well as the relocation cost. In order to apply for electric service, call the New Construction Department at (520) 918-8300. Submit a final set of plans including approved site, offsite and electrical load plans. Include a CD with the AutoCAD version of the plans. Manager Development Review Division ( Wastewater) Subject: Global Solar Energy New Facility Development Plan (Revised)– 1st Submittal, D07-008 The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Regional Wastewater Reclamation Department (PCRWRD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. Provide a letter from PCRWRD Capacity Management Section, written within the past 90 days, stating that the treatment and conveyance system capacity for this project is available. A capacity request form may be found at http://www.pima.gov/wwm/forms/docs/CapResponseRequest.pdf Sheet 1, LEGEND: Show the legends for existing and proposed sewer lines using different line types and identify them as public or private sewers.
