Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is 05/06/09. 2. DS 2-05.2.2.A.1 List the names, addresses, and telephone numbers of the primary property owner of the site and developer of the project. 3. DS 2-05.2.3.B All easements shall be drawn on the plan. The recordation information, location, width, and purpose of all easements on site will be stated. On sheet 3A of 4 in the easement information portion of the plan, keynote #8 indicates a communication easement. Clearly indicate on the plan the location, width, recordation information, and purpose of the easement. If the solar panels are to be constructed over the easement provide documentation from the affected utility approving construction within the easement. Provide on the plan the recordation information (docket and page) for all easements which have been indicated on the plan as being recorded by separate instrument. Provide recordation information (docket and page) for the abandonment of the easement indicated in keynote #5 on page 3 of 4. 4. Per DS 3-05.2.3.C.1 A vehicular use area must be provided with post barricades or wheel stop curbing designed to prevent parked vehicles from extending beyond the property lines; damaging adjacent landscaping, walls, or buildings; or overhanging adjacent sidewalk areas or unpaved areas on or off site and to prevent vehicles from driving onto unimproved portions of the site. Are overhead vehicular use doors being install on the south side of the building where the pavement is indicated adjoining the building? Clearly indicate location of doors. If doors are not being installed and these areas are for vehicle maneuverability only then wheel stop curbing or barriers are required to prevent damage to the building. (minimum 2'-6" from building to barriers) Wheel stop curbing or barriers are required along the PAALs wherever there is not fencing to act as a barrier. Required at the south end of the north/south PAAL. Required along the north and west side of the PAAL near substation #6.
