This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. All Sheets: Add the case number, D07-0015, to the title block of each sheet. This number should be shown larger or bolder than any cross reference numbers. No wastewater review fees will be charged for sheets where this is the only required revision. The case number was added but needs to be bigger and bolder. Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the development plan. The required revision(s) may be shown on the Mylars. Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality. Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution. DS 2-07.2.2.A.1.e 2) Revise the development plan to show the location of the street landscape border proposed on the landscape plan. DS 2-05.2.4.X 3) Trees and shrubs are to be selected and located so that, at maturity, they do not interfere with existing on-site or off-site utility service lines or utility easements. LUC 3.7.2.6.B Evaluate the potential conflicts with the 20" gas line pipeline, and revise as necessary. 4) Revise the native plant preservation plan calulations. A) Clarify the absence of any values for Mit. in the Inventory Totals, while the inventory list includes many plants categorized as "Mit". If "Mit' represents trees that are being removed that require mitigation, but RFS means the same thing, the calculations become confusing. All plants in the inventory list should be identified as PIP, TOS, or RFS and the calculation are to include total mitigation for RFS and TOS and then a reduction of those based on preservation credit. Refer to DS 2-15 Exhibit 1. If there is a need to distinguish mitigation requirements for individual plants rather than the total per species, then use Mit. in addition to three standard classifications. B) Submit the native plant preservation with an aerial photo. C) Complete the mitigation calculations. List PIP credits and net mitigation on the NPP and landscape plan calculations. D) All lettering and dimensions shall be the equivalent of twelve (0.12") point or greater in size. DS 2-05.2.1.A Revise the table on sheet 1 of the landscape plan. 5) Show the entire parcel on the development plan at an engineering scale having no more than forty (40) feet to the inch per DS 2-05.2.1.D. 6) Show required sight visibility triangles on the landscape plan. Plant materials located within SVT's should consist of ground cover or low-growing vegetation of a species that will not grow higher than (30) inches. However, trees may be planted within SVT's provided that: A) The trunk caliper, at maturity, will not exceed twelve (12) inches in diameter; B) The lowest branch of any tree is at least six (6) feet above the grade of the street, and C) Trees are not planted in a line that could result in a solid wall effect when viewed from an angle. LUC 3.7.2.8 & DS 2-06 7) A native plant preservation plan is also required for any vegetation removal associated with the proposed new ingress/egress easement at the southern parcel boundary to Rita Road. TEP is unable to approve the plan at this time. There are existing electrical facilities within the boundaries of this project. In order for TEP to approve the plan the facilities and easements must be depicted on the plans. Enclosed is a copy of a TEP facility map showing the approximate location of the existing facilities. The detail of the plan on page two (2) does not include the west side of the project. This is where our facilities are located. Please provide a map that inducates that portion of the project. All costs associated with the relocation of the facilities in conflict will be billable to the developer. Please resubmit two revised bluelines to Pima County Development Services Department for TEP’s review.
