COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

Previous plans for this PAD and the existing hospital have not provided the correct number of required handicap accessible spaces per IBC Section 1106.3 and 1106.4

1106.3 - Hospital outpatient facilities. Ten (10) percent of patient and visitor parking spaces provided to serve hospital outpatient facilities shall be accessible.

1106.4 - Rehabilitation facilities and outpatient physical therapy facilities. Twenty (20) percent, but not less than one, of the portion of patient and visitor parking spaces serving rehabilitation facilities and outpatient physical therapy facilities shall be accessible.

The most current plan in review D07-0007 Neurosurgery Expansion identifies 2039 motor vehicle parking spaces provided, total accessible parking required as 31 spaces of which 8 are shown as van accessible.

An inventory of parking identifying those specific uses and the GFA dedicated to those uses as described in IBC Section 1106.3 and 1106.4 is required as part of the "Existing/Proposed Uses and Parking Calculations Table". The Table will call out the required amount of accessible spaces for each of these identified areas within existing structures within the PAD and provide a further break-down providing the number spaces that will be van accessible. This will then be continued for future development plans submitted for review.

Current existing parking and parking of recently approved plans for St. Joseph's Hospital medical complex to date, are to be brought up to ADA Federal requirements.

It appears that previous plans for this PAD and the existing hospital have not provided the correct number of required handicap accessible spaces per IBC section 1106.3 and 1106.4. Current existing parking and parking of recently approved plans for St. Joseph’s Hospital medical complex to date, are to be brought up to ADA Federal requirements.

Please provide a revised/updated inventory of parking table that calls out the correct required amount of handicap accessible spaces for those identified areas within existing structures within the PAD and provide a further break-down providing the number of spaces that will be van accessible. This Table is to be updated and included on all future development plans submitted for review.
