Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is February 7, 2008. 2. Case number D07-0007 has been assigned to this development plan (DP). Please place this number in the right corner of all sheets of the development plan, landscape plan, NPPO, and any other associated sheets. DS 2-05.2.2.B.2 3. Please draw all existing easements on the plan along with recordation information, location, width, and purpose. If an easement is no longer in use and scheduled to be vacated or has been abandoned, so indicate. If none exist provide response to reviewer's comments. Also if easements are purposed please draw, dimension and label as to their purpose and whether they will be public or private. If none exist provide response to reviewer's comments. DS 2-05.2.3.B & DS 2-05.2.4.G 4. Per PAD section 3.3.5.b sidewalks for all new development and any future redevelopment shall be five (5) feet wide. By the end of the final phase of development, all sidewalks shall be five (5) feet wide. Street cross-sections within the PAD document for Carondelet indicate five (5) foot wide sidewalks. Sidewalks within Carondelet Drive are shown as existing, four (4) feet wide sidewalks. This section of Carondelet that fronts along this portion of redevelopment/expansion must be brought up to PAD requirements of a five (5) foot sidewalk. Please correct detail 2/3 to reflect the required sidewalk width. PAD Sec. 3.3.5.b 5. Please indicate on the plan that the sixteen (16) foot wide PAAL is one-way. Provide location of directional signage for this PAAL and direction of travel. Minimum width of two-way PAAL if twenty-four (24) feet, one-way is twelve (12) feet. DS 3-05.2.1.C.1 6. 6. Per PAD Section 3.3.13 a letter of approval from the Architectural Review Board must be submitted at the time of plan submittal. Please provide. PAD Sec. 3.3.13 7. We offer the following comments: Drainage Statement: The drainage statement is acceptable for Development Plan purposes. The detailed drainage scheme for St. Joseph's Hospital property was addressed in Phase one Drainage Report, which was previously reviewed and approved. Development Plan: 1. Complete the D(yr)-______ subdivision case number as required by D.S. 2-05.2.2.B.2. 2. Show the basis of bearing and the tie to the Basis of Bearing (D.S. 2-05.2.3.A.). 3. Keynote #28 description was not included on the plan. 4. In accordance with D.S. 2-05.2.4.H.3. and D.S. 3-01.4.4.F. show the roof drainage direction for the proposed structures and provide sidewalk scuppers for the roof drains where applicable. Roof drainage has to be discharged in its entirety to avoid prolonged ponding on the roof that might cause the roof to collapse. Show the roof drainage direction and revise the Development Plan accordingly. 5. Mapguide Aerial photo of the affected buildings appears to look different from what is show on the Development Plan. Investigate this issue to ensure that the development plan matches what is on the ground. Prepare a detailed response that explains the revisions that were made and references the exact location in the drainage report and on the Development Plan where the revisions were made.
