The proposed sewer collection lines to serve the above-referenced development have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ), and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.



SHEET DP-1. Show the size, slope, material and length of the proposed BCS. 2nd request.

SHEET DP-1. The existing sewer manhole in the legend should be marked as public and the BCS in the legend should be marked as private. There should be a symbol for the existing public sewer line also. The cleanout symbol should be shown in the legend.

SHEET DP-1. The rim and invert elevations for the private cleanouts on site should be shown. Also the rim and invert elevations for the proposed public sewer manholes should be shown. Show the sewer plan # for the Rita Ranch Lots 35-37.

SHEET DP-1. The easement for the public sewer should be shown where the line and manhole enter the property in the west corner. Show the width of easement and recordation information

SHEET DP-1. Show the invert elevation of the new BCS at its point of connection with the public sewer. 2nd request

SHEET DP-1. Show the information pertaining to the point of connection of the new BCS to the public sewer under construction in East Old Vail Road . Show the Pima County plan number for this sewer with its size and slope, and show the necessary information about the existing manholes located immediately upstream and downstream of the planned connection point of the new sewer line. 2nd request.

This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the development plan. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the 3rd submittal. A check for the review fee of this submittal in the amount of $50.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.

Sunrise Engineering’s Civil Engineering Plan Review Team has completed the 2nd review of the following documents on behalf of the City of Tucson Development Services Department:

Plans: One (1) copy (7 sheets) with cover sheet dated April 19, 2007.

These documents were reviewed only for their conformance to the City of Tucson Development Standards (Revised January 6, 2000). Some of the previous comments were responded to and the responses are sufficient, however some issues remain. These comments are as follows:

Development Plan:
(previously comment 2) “There is a discrepancy between the x-sections and details of the basin with the plan view on the plans. Revise as required.” The sections show a bottom elevation of 2952.5 on some sections and 2953 on others, plus the plan seems to indicate a bottom of 2953. Please clarify and be consistent.
(previously comment 4) “Show the standard H/C ramps used at a curb return per COT standards at the project entrance.” Call out these ramps on the plans and reference the detail and standard details.
(previously comment 6) “Label existing and future sight visibility triangles per D.S. 2-02.2.1.10. The fut. SVT’s are not shown correctly. Revise as required.” The plan shows future and proposed, what is the difference? Why is the future SVT drawn from the gas line to the PUE line?
(previously comment 7) “Fully-dimensioned loading space(s) and maneuvering area(s) per D.S. 2-02.2.1.15.” Show the width of the parking spaces- ‘typ.’ is acceptable.
(previously comment 9) “Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16.” Add elevations for retention/detention area in the front. Add spot elevations and show the scupper (it is called out, but not shown).
(previously comment 13) “Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.1.21.” The utility lines (gas, sewer, water) need to be dimensioned from the centerline of Old Vail Road.
(previously comment 15) “Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23.” Include Benchmark and associated information on sheet 1.
(previously comment 17) “Show Development plan number (D07-0003) on all sheets per D.S. 2-02.2.1.22.” Add the third 0 to the number. See redlined plans.
(previously comment 18) “Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. They must be able to reverse 50’ straight back in a clear area. Revise as required.” Show the turning radii on the civil sheets as well as architectural sheets.
Note: SWPP Plan was not included and therefore not reviewed.
Check some of the slopes. One slope indicated 1.00%, but the two grades are even (flat).
Show high points in the grading plan. Use a grade break symbol or line.

Drainage Report
See comments within Drainage Report.
On Proposed Conditions Map, indicate the limits of each contributing area and high points.
What material is in the unpaved area in the back? Is it dirt? Gravel? Please specify.
