Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is 02/13/08. 2. Because parts of the required information for a Development Plan are located on sheet A 1.0 and sheet A1.1, both sheets will be used for this review. Rename sheet A 1.1 to "Development Plan" not a Site Plan. 3. DS 2-05.2.1.K Provide in the lower right hand corner of all sheets the Annexation case #C9-84-84 and the Subdivision case #C12-95-33. 4. DS 2-05.2.2.B.2 This project has been assigned the case number D07-0003. List the case number in the lower right corner next to the title block of all plan sheets including the Landscape and NPPO sheets. 5. DS 2-05.2.2.B.3 List the proposed use as "Construction Wholesale "34" ". Per LUC Sec.2.7.2.2.J.2 6. DS 2-05.2.3.B List the recordation information (docket and page) for all easements located on the property. 7. DS 2-05.2.4.F Provide the future curb location along Old Vail Rd. On a MS&R with a right of way width of 90' the future curb location is 10' in front of the right of way line. 8. DS 2-05.2.4.K It appears that the sidewalk in front of the handicap parking space and access aisle is flush with the pavement. If this is the case a 24" strip of truncated domes is required where the sidewalk and the pavement meet and are flush with one another. Revise the plan and detail 2 of A1.2. 9. DS 2-05.2.4.O Provide as a note the number of required and provided loading zones. 10. DS 2-05.2.4.P Per LUC 3.3.4 under the Wholesaling Use Group, construction wholesaling is parked per the entire storage area including outdoor storage. In this case the total of outdoor and indoor storage is 32,798 square feet. One space per 2000 sq. ft. for the first twenty thousand sq. ft requires 10 parking spaces. The remaining 12,1798 sq. ft. is parked at one space per 10,000 sq. ft. thus requiring one parking space. The total parking spaces required for this project is 11. The plan indicates 11 parking spaces, revise the notes for the number of parking spaces required and the calculation portion of the notes.. Per City of Tucson standards the minimum distance from grade to the bottom of the handicap parking sign (detail 3 of A1.2) is seven (7) feet not four (4) feet as indicated in the detail. 11. DS 2-05.2.4.Q Provide a dimensioned detail of the class two bicycle parking space including the required access aisle. See DS 2-09.5.1 and Figure 9. FYI: per LUC Sec. 3.3.7.8.A Class two bicycle parking spaces may be substituted for class one spaces providing there are less than 50 vehicle parking spaces being provided. If you should decide to keep the class one bicycle parking spaces provide a detail of the locker and a dimensioned layout showing clearances per DS 2-09. The bicycle parking calculations are based on the number of provided vehicular parking spaces provided. Eleven spaces provided times 8% requires 0.88 bicycle parking spaces. Per LUC Sec 3.3.3.5 The minimum number of required spaces is two (2). Revise calculation and notes. 12. DS 2-05.2.4.R The indicated future sight visibility triangles are not in the correct location. See comment number seven (7) for the location of the future curb which determines the location of the future sight visibility triangles. 13. DS 2-05.2.4.W If applicable provide location, type, height and size of existing or proposed signage including billboards. 14.
