COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Revise Detail 1, Sheet DP5 to match what is shown on the plan. D.S. 2-05.2.4.K The revised handicapped access ramps shown on the south side of Area #4 does not appear to work. Detail 1 Sheet DP5 does not match what is shown on the plan. A minimum four (4) foot landing is required at the top of ramp.

2. D.S. 2-05.2.4.O Based on the provided loading space calculation 13 required, 11 provided, a Board of Adjustment for Variance is required. Zoning acknowledges that development plan D06-0060 loading space calculation was approved incorrectly. Zoning recommends that the loading space calculation be revised as follows:

4. D.S. 2-05.2.4.P There appears to be three (3) vehicle parking spaces that have been added north of Area #2 along the west side of the Walmart building. If these parking spaces are to be included in the required parking calculation a sidewalk is required between the parking spaces and the building, see D.S. 2-08.4.1.C.

SUMMARY: The revised Development Plan Revision sheets were submitted for review. Development Services Department Engineering maintains conditional approval of the Development Plan due to maneuverability issues pertaining to solid waste pick-up and loading zones.

DEVELOPMENT PLAN CONDITIONS:
1) DS Sec.2-05.2.3.B: Submit the revised Development Plan addressing the remaining comments:
a) Address the following comments for sheet DP 4:
i) It is unclear as to whether the CC&R's submitted provide cross access easement in Tract 1 lot 1 needed for proposed back-up maneuver for loading dock at north end of Area #3.
ii) At north west corner of Area #5/6, clarify maneuverability of loading zone.
2) On sheets DP2 - DP4, a dashed line is indicated that surrounds the Wal-Mart and Areas #2-6. Clarify what this line is in the legend.

As stated previously, a grading plan review will be required prior to issuance of a grading permit. If you have questions, call me at 837-4934.
