06/04/2008 | STEVE SHIELDS | ZONING | REVIEW | Denied | CDRC TRANSMITTAL TO: Development Services Department Plans Coordination Office FROM: Steve Shields Lead Planner PROJECT: Midvale Commercial Center D06-0060 Development plan Revision TRANSMITTAL DATE: June 4, 2008 DUE DATE: June 4, 2008 COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Revise Detail 1, Sheet DP5 to match what is shown on the plan. D.S. 2-05.2.4.K The revised handicapped access ramps shown on the south side of Area #4 does not appear to work. Detail 1 Sheet DP5 does not match what is shown on the plan. A minimum four (4) foot landing is required at the top of ramp. 2. D.S. 2-05.2.4.O Based on the provided loading space calculation 13 required, 11 provided, a Board of Adjustment for Variance is required. Zoning acknowledges that development plan D06-0060 loading space calculation was approved incorrectly. Zoning recommends that the loading space calculation be revised as follows: Required Provided Tract 1 6 Requirements exceeded, Tract2 Areas 2, 3, 4, 5 & 6 3 4 Areas 7, 8, 9 & 10 2 2 Area 11 2 2 Area 12 1 1 Billboard 1 1 If the loading space calculation is revised as shown above no variance is required. 3. D.S. 2-05.2.4.P Please clarify where the addition provided 19 vehicle parking spaces, shown for Tract 1, have been provided on the plan. Based on approved Development Plan D06-006 there were 1195 parking spaces provide for Tract 1. 4. D.S. 2-05.2.4.P There appears to be three (3) vehicle parking spaces that have been added north of Area #2 along the west side of the Walmart building. If these parking spaces are to be included in the required parking calculation a sidewalk is required between the parking spaces and the building, see D.S. 2-08.4.1.C.
