COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. D.S. 2-05.2.4.D.3 There appears to be a parking area access lane (PAAL) adjacent to the new loading dock. It does not appear to meet the minimum width requirements for a two-way PAAL, twenty-four (24) feet. Provide a dimension for this PAAL. If it is to be one-way show how access will be controlled i.e. signage, pavement markings etc.

2. D.S. 2-05.2.4.K The revised handicapped access ramps shown on the south side of Area #4 do not appear to work. Detail 1 Sheet DP5 does not match what is shown on the plan. A minimum four (4) foot landing is required at the top of ramp.

3. D.S. 2-05.2.4.O It appears that the dimensions have for the proposed loading dock have moved, please re-align.

4. D.S. 2-05.2.4.O The loading space calculation is incorrect. There are only ten (10) loading spaces shown on the plan and the calculation shows thirteen are provided.

5. D.S. 2-05.2.4.O Show how the proposed loading docks will be accessed by large delivery vehicles.

6. Zoning has been informed that a possible use for Area #5 & 6 is a Good Will or similar use. For your information if this type of use is proposed no collection of use goods is allowed on site, retail sales only.

SUMMARY: The revised Development Plan Revision sheets were submitted for review. Development Services Department Engineering recommends conditional approval of the Development Plan due to maneuverability issues pertaining to solid waste pick-up and loading zones.

DEVELOPMENT PLAN CONDITIONS:
1) DS Sec.2-05.2.3.B: Submit the revised Development Plan addressing the following comments:
a) Address the following comments for sheet DP 3:
i) Clarify and delineate access and maneuverability into the loading zones west of Area #7 and Building #10.
ii) Parking area east of Area #11 shows parking stalls that are too short due to raised medians at the north and south ends of these 12 parking spaces. Vehicles entering drive-thru must be considered as they maneuver around parked cars in these parking stalls. Assure sufficient parking stall width is provided and reflected in median design.
iii) It appears that sidewalk scuppers are indicated on planview, yet no keynote is provided. Clarify.
b) Address the following comments for sheet DP 4:
i) Submit and clarify cross access easement in Tract 1 lot 1 needed for proposed back-up maneuver for loading dock at north end of Area #3.
ii) At north west corner of Area #5/6, clarify maneuverability of loading zone.
iii) Clarify and delineate access and maneuverability into the solid waste areas and loading zones northwest of Area #4.
iv) It appears that sidewalk scuppers are indicated on planview and called out on keynote list, yet not labeled with keynotes on planview. Clarify.
2) On sheets DP2 - DP4, a dashed line is indicated that surrounds the Wal-Mart and Areas #2-6. Clarify what this line is in the legend.

04/29/2008 ANDY VERA ENV SVCS REVIEW Denied 1. Although four refuse/recycle enclosures would not work for the area behind #5/6 it will still require to provide an additional single within the immediate area to support all potential business types.

2. The 12 ft PAAL to the west side of the dock area for #5/6 appears to be too narrow. The service vehicle conflicts with the vertical curb or the west side of the dock before it completes its maneuver.

Please provide corrections on resubmittal.
