Plan - 3rd Submittal D06-058 The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. 1. Sheet 1: Comment #2 of in the previous wastewater review letter dated May 1, 2007 was not addressed at all. This is the 2nd request. 2. Sheet 1: The sewer currently existing on site is private. Change Note C to read as follows: THE ON-SITE SANITARY SEWERS WILL BE PRIVATE AND WILL BE CONSTRUCTED, OPERATED AND MAINTAINED ON A PRIVATE BASIS, AND IN ACCORDANCE WITH AN APPROVED OPERATION AND MAINTENANCE PLAN, IF REQUIRED. THE LOCATION AND METHOD OF CONNECTION TO AN EXISTING PUBLIC SANITARY SEWER IS SUBJECT TO REVIEW AND APPROVAL BY THE PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT. 3. Sheet 1: If it is the intention to not propose any new sewer. Ignore the prior comment and add a General Note that states: THE ON-SITE SEWERS ARE EXISTING AND PRIVATE. NO NEW SEWERS ARE PROPOSED. 4. Sheet 2: Show the public and private sewer lines using different line-types, so that they can readily be distinguished from each other. Also, show and describe examples of these different line types in the legend on Sheet 2. 5. Sheet 2: The existing 4" wastewater stub off the 8" public sewer line along Golf Links shown on plan will need to be verified. 6. Sheet 2: The Burger King is believed to have been sewered via the private 6"sewer line PV-79-010 on site. 7. Sheet 2: The public sewer elements (manholes and sewer mains) along Golf Links, that are located on this project or are less than 100' from this project, must be identified with the wastewater plan and IMS numbers/rim and invert elevations. The IMS numbers are the sewer element identification numbers that can be found on the PCWMD Maps and Records (5th floor) basemaps or on PCWMD and PCDOT MapGuide internet websites. 8. Sheet 2: Sewer directional flow arrows should be put on all lines both existing and proposed. 9. Sheet 2: The slope/length/and material of pipe should be shown for the BCS to proposed building. Also cleanouts if present should be shown w/rim and invert elevations. This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents. Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the development plan. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet. The next submittal of this project will be the third(3rd) submittal. A check for the review fee of this submittal in the amount of $100.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter. The activity number is D06-0058. SUMMARY: The Development Plan and Drainage Report were received by Engineering on June 22nd, 2007. Engineering has reviewed the received items and denies approval of the Development Plan. RESUBMITTAL REQUIRED: DEVELOPMENT PLAN The next submittal must address the following items: DEVELOPMENT PLAN COMMENT 1. It is clear the 100' ROW dimension is the existing ROW width, however per the Major Street and Route Plan (MS&R ROW Plan) the future ROW width for Golf Links is 100', therefore the 100' ROW dimension is also the "future" ROW width. The label for the 100' dimension should read "existing/future ROW." Revise accordingly. 2. In addition to the above comment Golf Links Road is not built out to the future road plan per the MS&R ROW plan. That said the future curb and sidewalk location must be shown on the plan. The future curb location is 11' from the future ROW line (future property line) and the sidewalk location is 3' from the back of future curb. Dimension from street centerline of Golf Links to the future curb and sidewalk location. Label appropriately. 3. Provide the future near side sight visibility triangle (SVT). The future SVT's location is based on the future curb location. Revise as requested. DS 2-01.5.0. |
