Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is 02/05/08. 2. Provide a copy of the original stamped and approved Development Plan, D00-025, with all accompanying sheets relevant to the Burger King site. Provide information verifying that this shopping center meets the requirements of a shopping center in regards to parking. The requirements are that more than 50% of the shopping center GFA is being used as a retail space. If this is the case the parking can be 1:200 for the entire shopping center. See LUC Sec. 3.3.5.6.A. Providing the above information can reduce the number of required parking spaces for the proposed Burger King project.. This will then allow additional space for the required loading zone. See later comment regarding loading zones. 3. DS 2-05.2.1.D A small, project-location map shall be drawn on the first sheet of the development plan, preferably in the upper right corner. The map should cover approximately one (1) square mile, be drawn at a minimum scale of 3" = 1 mile, and provide the following information. 1. Identify conditions within the square mile area, such as major streets and watercourses. 2. Section, township, and range; section corners; north arrow; and the scale will be labeled. 4. DS 2-05.2.1.K Provide the rezoning case number (C9-72-37) near the lower right corner, next to the title block. Provide also the conditions of approval for the rezoning case. 5. DS 2-05.2.2.A, .1, .2 List the names, addresses, and telephone numbers of the developer of the project. 6. DS 2-05.2.2.B.1 The existing zoning as indicated (C2) is correct but the following note PAD is incorrect. This is not a Planned Area Development. Please remove from plan. 7. DS 2-05.2.2.B.2. This project has been assigned the Development Plan number D06-0058. Place this case number and the original Development Plan number D00-0025 near the lower right corner, next to the title block. 8. DS 2-05.2.2.B.3 List the proposed use of the property. The use per the LUC is "Food Services "30" subject to: 3.5.4.6.C and 3.5.13.5." 9. DS 2-05.2.2.B.10 Provide a note stating that this project is designed meet the overlay zone criteria: Sec. 2.8.3 Major Streets and Routes (MS&R) Setback Zone. 10. DS 2-05.2.4.D.3 The PAAL width between the existing curb at the most northwest parking space and the new center island does not appear to met the required 24' width. Provide dimension. 12. DS 2-05.2.4.F Provide the location of the future curb and future sight visibility triangles as per the MS&R criteria. 13. DS 2-05.2.4.K Provide a detail of the proposed handicap ramps, including ramp slope, width, landings, location and dimensions of truncated domes, etc. Access ramps at crosswalks connecting to sidewalks must be provided. In addition Truncated Dome (early warning systems) must be added to all access ramps where transitioning from the pedestrian area to the vehicular use area or at HC access aisles transitioning to the sidewalk area. 14. DS 2-05.2.4.N Provide on the footprint of the proposed structure the height and dimensions of the building. 15. DS 2-05.2.4.O Show the location and size of the required loading zone. Provide a note as to the number of required and provided loading zones. See LUC Sec.3.4.5. 16. DS 2-05.2.4.P Provide dimensioned details of a standard parking space and the handicap parking spaces. See ANSI A117.1-2003 for required sizes of a standard and van accessible handicap parking spaces. At least one of the handicap parking spaces must be van accessible. Provide a detail and location of the required handicap parking signage. FYI: The minimum height from grade to the bottom of the sign per City of Tucson standards is 7'-0". Revise the required and provided parking calculations based on comment #2. Per DS 3-05.2.1.C.2.c The minimum number of required stacking spaces for a facility with one drive through lane is six (6) vehicle spaces. Clearly indicate on the plan the location of all required stacking spaces. 17. DS 2-05.2.4.Q Show, on the drawing, off-street bicycle parking locations, including materials for lighting and paving, type of security, dimensions, specific type of rack and the number of bicycles it supports, and the location and type of directional signage. When adjacent to pedestrian paths, indicate the width of clearance available for the pedestrian area. For specifics, refer to Development Standard 2-09.0. Provide, as a note, calculations on the number of bicycle spaces required and the number provided. 18. DS 2-05.2.4.U Indicate graphically, where possible, and by notes, in all other instances, compliance with conditions of rezoning. 19. DS 2-05.2.4.V Indicate location and type of postal service to assure there are no conflicts with other requirements, such as pedestrian accessibility, utilities, and landscaping. 20.
