The Development Plan (DP) has been approved conditionally. Revise per the following comments.

Development Plan:

1. Please include a response letter to the comments along with the corrected copies of the DP.
2. Add the recording information and/or the separate grading plan number for the temporary cul-de-sac on the DP.
3. Include sheet C-2, the grading plan, with the set of the Development plan. The Development plan and the Grading plan are separate reviews and each is its own entity. Also the Grading plan may have to be re-numbered.
4. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207. Key note number 15 on sheet C-1 refers to the grading plan for more information, yet the grading plan does not contain any more info. on the truncated domes. Revise as necessary.
5. All easement of record must be graphically shown on the plan together with recording docket and page per D.S. 2-02.2.1.20. This comment pertains to the temp. cul-de-sac.
6. Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. Include the datum in the description, i.e.: NAVD 88 or NVGD 1929. Correct the title for the Basis of Elevation. Per previous comment.
7. Replace General note no. 12 on sheet C-2 with "…..City of Tucson Development Standard 11-01.0 Excavation and Grading.
8. Correct the Book and Page in the "Basis of Bearing" description. It should read Bk. 49 instead of Bk. 46.
9. Explain note number 22 of the "General Grading - Paving - Drainage notes on sheet C-2. This project does not contain any new public roads.



Drainage Report:
1. The DR has been accepted for Tentative Plat purposes only. Final review and acceptance of the DR will be done at the grading plan stage.

02/21/2007 JOE LINVILLE LANDSCAPE REVIEW Approv-Cond 1) Revise the landscape plan to relocate plants from the sight visibility triangle at the Rita Commerce Drive ingress/egress location that exceed thirty inches in height.
The Desert spoon should be moved.

2) Screening is required for the Rita Commerce Drive frontage per LUC Table 3.7.2-I. Revise the plans to screen the parking areas within 100 feet of the street.

3) If the hammerhead turnaround is to be temporarilly located along Rita Commerce Drive in lieu of the required street landscape border a bond is required to assure completion of the proposed landscape improvements. The bond will be required prior to landscape inspection approval and the amount should cover for the actual costs of pavement removal, landscape/irrigation installation, and curb replacement. LUC 2.4.8.2.G

4) An unpaved planting area, which is a minimum of thirty-four (34) square feet in area and four (4) feet in width, must be provided for each canopy tree in the vehicular use area. Revise the development plan, landscape plan, and grading plan to comply. LUC 3.7.2.3

The proposed sewer collection lines to serve the above-referenced development have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ), and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


This development is proposing to connect its new 4-inch BCS to the 8-inch public sewer G-2006-152. However, this public sewer is not existing, but currently going through the design review. Therefore, please be aware that the sewer service for Spring Gymnastics will not be available until this sewer G-2006-152 is constructed, inspected and accepted by the PCWMD in the county sewerage system.

SUBJECT TO THE ABOVE, the Pima County Department of Environmental Quality and the Wastewater Management Department hereby CONDITIONALLY approve the above referenced submittal of the development plan as received by us on February 20, 2007. THERE IS NO NEED TO RESUBMIT THE DEVELOPMENT PLAN.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality Department.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating, or engaging in any activity which may cause or contribute to air pollution.

The above referenced development plan has been CONDITIONALLY APPROVED by the Community Design Review Committee. Once the necessary corrections are made per the on-line comments, please submit the following documents for sign-off.

1 Double Matte right-reading Océ or Photo Mylar of the COMPLETE SET of the Development Plan, Landscape Plan, and the Native Plant Preservation Plan (if part of the original submittal).
AND
1 Double Matte right-reading Océ or Photo Mylar of the Development Plan.

The extra Double Matte right-reading Océ or Photo Mylar that you submit will be delivered to Pima County for permanent recording. Additional blackline copies will be made from the complete mylar set and distributed to various review agencies for their files. These copies will be ordered from the City's contracted print company and billed to you unless you already have an account at another printing company. Please let us know which printing company you would prefer to use and list them on your attached transmittal form when submitting your mylars to the CDRC office for sign-off approval. Your printing company will deliver the mylar and two (2) blackline copies to your office. If you are out of town you will need to contact the printing company for pick up or mailing arrangement options.
