Assistant, Development Review Division Pima County Development Services Department SUBJECT: Washington Federal Savings Amended Development Plan - 3rd Submittal D06-052 The proposed sewer collection lines to serve the above-referenced development have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ), and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. 1. Show the public and private sewer lines using different line-types, so that they can readily be distinguished from each other. Revise the legend accordingly. 2. Revise the plan to show the size of the proposed HCS connection as NEW 4" HCS, as was shown on the previous plan submittal. 3. Revise the plan to show continuation of the 8" PUBLIC sewer main G-264 west of the existing MH 8864-03 on the 20' alley. Provide the pipe material of the sewer G-264 where the proposed HCS connects to the existing sewer. 4. Revise the plan to show the correct flow direction of the existing sewer on Niven Avenue south of public manhole 8864-03, which is north. 5. Revise the plan to show the existing public manholes MH8864-05 south of MH8864-03 and MH8864-02 west of MH8864-03. 6. Label all manholes with their Pima County IMS numbers and invert elevations. Existing public sewer information may be found on the PCWMD Maps and Records (5th floor) or on the PCWMD and PCDOT MapGuide internet websites. 7. This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents. The next submittal of this project will be the 4th submittal. A check for the review fee of this submittal in the amount of $39.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter. Please provide a copy of the cross access agreement between the project site and property to the east. If access is for future expansion to the east barricades, such as bollards will be required to prevent vehicles from accessing property now. 2. Please provide dimension of parking space abutting dumpster. When sides of a parking space abut a vertical structure over six (6) inches in height the parking space must be a minimum of ten (10) feet in width to allow passengers to enter and exit vehicle. DS 3-05.2.1.B.3 3. The parking calculation for the provided number of handicap parking spaces does not match the number shown in plan view. The development plan show two (2) spaces and the calculation indicates that there is only one (1) space provided. Please correct. Also add note in parking calculations that the provided handicap parking space is van accessible. 4. The handicap parking detail on sheet 2 does not match what is shown in plan view. The plan view show the access aisle as being seven (7) feet in width and the detail shows the aisle as being nine (9) feet in width. Please revise to match. 5. The activity number is D06-0052. SUMMARY: The Washington Federal Savings Development Plan and Drainage Report were received by Engineering on June 11th, 2007. Engineering has reviewed the received items and does not recommend approval of the Development Plan. GENERAL COMMENTS 1. A site application card (yellow card) with the CDRC approved development plan must be stamped with signatures for DSD site approval by the following reviewing sections; Fire, Zoning, Handi-cap, Engineering, and Landscape/NPPO. The development plan may be walked through for stamps and site card sign off. No fees are involved in re-stamping the development/tentative plat plans as an approved site plan. 2. Once the process above is complete submit a copy of the approved development plan stamped for site plan approval with two copies of the grading plan, the (green) grading application and a (blue) floodplain use permit application for the grading plan submittal.
