Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is 11/29/07. 2. DS 2-05.2.1.D The location map provided on the cover sheet / attachment "A" is not legible. Clearly indicate the location of the proposed property. Provide the scale of the location map, required minimum 3"= 1 mile. 3. DS 2-05.2.2.B.2 This project has been assigned the case number D06-0051. List the case number in the lower right corner next to the title block of all plan sheets including the Landscape and NPPO sheets. Provide the rezoning case number (C9-06-13) in the lower right corner next to the title block of all sheets of the revised Development Plans. The rezoning conditions listed on sheet DP0.0 are not complete. Rezoning condition #16 is missing. Provide. DS 2-05.2.4.A Provide on the development plan bearings and distances of all lot lines. 6. DS 2-05.2.4.B All existing and proposed zoning classifications on and adjacent to the project shall be indicated on the drawing. 7. DS 2-05.2.4.K The pedestrian circulation path for this site cannot be located along the bay door entrances on the north side of the building. A 5' pedestrian refuge with a minimum 4' sidewalk is required between a PAAL and a building. Missing along the east side of the proposed building. See DS 2-08.4.1.B A minimum 4' sidewalk is required along the south side of the proposed building. Between a PAAL with parking spaces located along a building. See DS 2-08.4.1.C The sidewalk located between the loading zone and the building does not appear to meet the minimum requirement of 4' width. Revise. A handicap ramp is required at the northeast corner of the building. Access ramps at crosswalks connecting to sidewalks must be provided. In addition Truncated Dome (early warning systems) must be added to all access ramps where transitioning from the pedestrian area to the vehicular use area or at HC access aisles transitioning to the sidewalk area. For clarification remove the indicated curb from behind the handicap parking spaces located north of the proposed building. 8. DS 2-05.2.4.N Provide on the plan the dimensions of the foot print of the proposed building. 9. DS 2-05.2.4.Q Show, on the drawing, off-street bicycle parking locations, including materials for lighting and paving, type of security, dimensions, specific type of rack and the number of bicycles it supports, and the location and type of directional signage. When adjacent to pedestrian paths, indicate the width of clearance available for the pedestrian area. For specifics, refer to Development Standard 2-09.0. Provide, as a note, calculations on the number of bicycle spaces required and the number provided. The number of required bicycle parking spaces will be based on the General Merchandise Shopping Center ( LUC Sec. 3.3.5.6). 4983 sq. ft / 200 = 24.92 = 25 parking spaces 8% of required parking spaces = 2 bicycle parking spaces required , 50% Class one and 50% class two. This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. This project will be tributary to both the Ina Road Water Pollution Control Facility and the Roger Road Wastewater Treatment Facility via the Pantano Interceptor. A formal capacity response letter will not be required. This two page development plan submittal is significantly deficient. A check for the review fee of this submittal in the amount of $100.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.
