Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is February 06, 2012. 2. Zoning acknowledges all the changes but cannot approve the plan at this time. Please address the following comments and resubmit for review. 3. An additional work area of 7,570 square feet is being added as work area. It is not clear what the specific use will be for this lot so it is not clear how many additional parking spaces are needed to ensure that there is sufficient parking based on the additional work area expansion. 4. The additional work area will not require an additional loading zone but additional parking spaces will be required. The parking spaces should be based on the most intense use listed on the approved DP in order to ensure that the applicable number of parking spaces is provided. Additional H.C. parking may also be required due to the expansion. 5. Revise the parking calculations as required. Keep in mind that additional vehicular parking will trigger additional bicycle parking. If additional bicycle parking is required draw and label the locations and revise the bicycle parking calculations. 6. The relocation of the loading zone will diminish the required width of the two-way PAAL to less than 24 feet. This cannot be approved without a board of adjustment variance. 7. No vehicular access or use may occur on the unpaved portions of the newly expanded work area. Add a note stating the no vehicular use is allowed on unpaved work area except forklifts. 8. For clarity and to evaluate the site after the revisions are made I am requesting that a clean site plan without any of the revision info be added to this set.
