COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Remove "Day Care from allowed uses in proposed use and motor vehicle parking calculations. Use is not allowed within AEZ ADC-2.

2. Please add truncated domes at the entrance to the cross walk. The domes are to provide a warning and direction to visually impaired individuals of a vehicle use area. The current placement would direct that person into fencing or directly into traffic. The area covered by the truncated domes shall be twenty-four (24) inches deep and extend the width of the crosswalk.

3. With the required addition of a second off-street loading space maneuvering ability on-site must be provided. When there is only one off-street loading space the street within the industrial zoned area can be used for maneuvering in and out of a space. When a second space is added street maneuvering is no longer allowed (LUC Sec. 3.4.4.2.A). Staff suggest placing the off-street loading spaces in the rear work area (34 ft. x 102 ft.), making that area part of the vehicle use area. This will allow a truck to enter and back-up. It would also reduce the work area square footage which would allow the number of required off-street loading spaces to be reduced to one (1).
