Development Plan:

1. Please include a response letter to the comments along with the corrected copies of the DP.
2. Please list estimated cut & fill quantities. The DP is a Site plan with a re-zoning history. The c/f quantities will be checked against the grading plan for consistency. The c/f quantities an estimate only. Revise as required.
3. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. The approach to the refuse enclosure still does not meet standards. Perhaps a meeting to discuss its location is necessary. Contact Paul Machado for an appt.


Drainage Statement:
1. The DS has been accepted for DP purposes only.

COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Uses that are indicated on the development plan must meet minimum motor vehicle and bicycle parking, off-street loading, and AEZ criteria. From the list of proposed uses and parking calculations, please remove the following uses: Salvaging, Communication, and Trade Service and Repair Major. These uses will require additional parking and/or special requirements to be done to the site which currently cannot be met as drawn.

2. Please make sure that surrounding zoning is readable. Current font/style does not reproduce well and cannot be read.

3. The GFA area that is provided on the cover sheet in the parking calculations and vicinity map is 2400 sq. ft. The GFA shown on sheet C-1.2 within the building footprint indicates a total of 2925 sq. ft. Parking required for the larger GFA is fifteen (15) spaces. Please determine which is GFA is right and revise plan and calculations accordingly.

4. Placement of truncated domes at the beginning of the access aisle at the transition from pedestrian walkway to vehicle use area is required to serve as a warning device. Detectable warnings (truncated domes) are required at all accessible aisles. The area covered by the truncated domes shall be twenty-four (24) inch deep and extend the full width of the access aisles of handicapped motor vehicle parking spaces. The domes shall be located so the edge nearest the curb line is six (6) inches to eight (8) inches from the curb line. Please review areas on the plan where truncated domes are called out to verify that their placement meets the ANSI requirements and purpose in mind.

5. Signage for accessible parking is to be posted at seven (7) feet from the curb to the bottom of the sign per TDOT requirements. Please revise detail B/3.

6. Please revise the off-street loading calculations using the correct GFA of 2,925 sq. ft. Please add the off-street loading requirements per Table 3 (LUC 3.4.5.3), two (2) spaces are required for GFA between 10,001-30,000 sq. ft. This will require the addition of a second off-street loading space twelve (12) feet wide by thirty-five (35) feet long. Provide the required length and wide of both spaces with the revised calculations.

7. Please dimension the separation between bicycle parking spaces as thirty (30) inches. The spacing is currently shown as twenty-nine (29) inches.

8. Please correct the acronyms from AHD to ADC in general note 22. The reviewer provided the wrong acronym.

9. Please indicate that gate will remain open during business hours to allow access to required parking.
